Managing Director – Orion Realty Fund

Location: NCR

Employment Type: Full time | Senior Leadership

Reporting To: Promoter Group / Board of Investment Manager

Working With: Investment Committee

About the Role

Orion Realty Fund is establishing a SEBI Category II AIF focused on land and early-development opportunities in NCR and selected adjacent markets. Fund I targets approximately ₹300 Cr + ₹200 Cr green shoe, with deployment across 8–12 asset SPVs covering plotted/low-rise residential, SCO/high-street retail, boutique campuses, and industrial/logistics land.

We are looking for a senior investment leader to build the investment-management platform and lead fundraising, investments, portfolio strategy, governance, operations and team building.

Key Responsibilities

- Lead Fund I fundraising, investor relations, LP onboarding, negotiations, capital calls/distributions and financial close.
- Build relationships with Family Offices, UHNIs, domestic institutions, corporate treasuries, landowner-LPs and strategic investors.
- Develop fund investment/deployment strategy, portfolio construction, valuation, fund waterfall, capital utilisation and eventual wind-down.
- Originate and evaluate land/development opportunities; assess title, ownership, aggregation, zoning, entitlement, approvals, access, infrastructure, demand, feasibility, developer capability, costs, risks and exit potential.
- Establish underwriting and screening frameworks and maintain a strong investment pipeline.
- Lead Fund–SPV–asset structuring, investment instruments, landowner participation, economic/downside protections and transaction structuring.
- Structure/negotiate JV, JDA and Development Management arrangements, including developer assessment, economics, milestones,



reporting and step-in/replacement rights.
- Oversee legal/title due diligence, litigation, development risk, market-cycle risk, sales assumptions, exit valuation and downside scenarios.
- Lead portfolio monitoring and deployment, including approvals, development/construction, costs, sales velocity, deviations and corrective actions.
- Develop and execute asset-level and fund-level exit strategies, including strategic/institutional/scheme-level and applicable REIT-linked routes.
- Build the Investment Manager/AMC including operating model, policies, systems, reporting, investment intelligence, data-led sourcing, underwriting processes and Fund II roadmap.
- Establish SEBI AIF governance and compliance, including registration, PPM, scheme documentation, Investment Committee, LPAC, key-person provisions, conflicts, valuation and reporting.
- Build the investment, IR, compliance and portfolio teams; establish organisation structure, KPIs, compensation, incentives, carried interest/equity structures and succession planning.
- Oversee fund accounting, administration, custody, audit, treasury, trustees, service providers, expenses and operational scalability.
- Work closely with promoters on land acquisition, valuation, pricing, landowner/farmer negotiations, development authorities and government relationships while bringing institutional discipline to execution.





Required Experience
- Senior leadership experience in Real Estate Private Equity, Real Asset Fund Management, Structured Real Estate Credit, Developer Investment/Strategy or Real Estate Investment Management.
- Proven fundraising and independent capital-closing experience with Family Offices, UHNI and/or institutional investors.
- Strong knowledge of SEBI AIF regulations, fund structuring, SPVs, investment instruments and fund documentation.
- Direct Indian real-estate land experience covering title, entitlement, approvals, aggregation and development risk.
- Strong experience in underwriting, transaction structuring, JV/JDA/DM structures and investment decisions.
- Proven ability to build teams, processes, governance and institutional systems.
- Strong commercial, risk-management and investment judgement, including ability to reject unsuitable transactions.

Preferred
- Experience with a first-time fund/new institutional investment platform.
- Strong NCR landowner, developer and domestic LP network.
- Government/development authority relationships.
- Experience with promoter-led businesses and professionally governed investment institutions.
- Exposure to technology-enabled/data-led sourcing, geospatial intelligence, portfolio monitoring and investment analytics.

Leadership Profile The candidate should be entrepreneurial, agile, commercially strong, risk-aware, relationship-oriented, long-term focused and institutionally minded, with the ability to build from the ground up while maintaining strong governance and documentation. Pay: ₹6,000,000.00 - ₹8,000,000.00 per year
