Position : Project / Construction Manager (Real Estate)

Location : Nyalata Village, Chevella, Hyderabad

Qualification

- B.E./B.Tech in Civil Engineering
- 10 to 15 years of experience in residential real estate projects
- Proven experience in managing end-to-end residential construction projects.
- Strong experience in project planning, execution, contractor management, quality control, and site operations.
- Experience in handling large-scale residential developments is preferred.

Key Responsibilities

Project Planning & Execution

- Take overall responsibility for the planning, execution, monitoring, and timely completion of construction projects.
- Develop and implement project execution plans in line with project objectives, timelines, and budgets.
- Monitor project progress against approved schedules and ensure timely achievement of milestones.
- Identify potential delays, execution challenges, and project risks, and take timely corrective action.
- Ensure construction activities are executed in accordance with approved drawings, specifications, project plans, and applicable standards.

Site & Construction Management

- Oversee day-to-day construction activities and provide strategic direction to site execution teams.
- Manage and coordinate Engineers, Supervisors, Contractors, Subcontractors, Consultants, and Vendors.
- Ensure proper sequencing and coordination of civil, structural, finishing, MEP, and other construction activities.
- Review construction methodologies and ensure efficient execution at site.
- Conduct regular site inspections and project review meetings.
- Ensure optimum utilization of manpower, machinery, materials, and other resources.

Contractor & Vendor Management

- Manage and coordinate contractors and subcontractors to ensure timely and quality execution.
- Monitor contractor performance, productivity, and adherence to agreed timelines.
- Review work progress, resource deployment, and contractor requirements.




- Coordinate with vendors and suppliers to ensure timely availability of materials and services.
- Resolve site-level issues and ensure smooth coordination between all project stakeholders.

Quality Control & Assurance

- Ensure construction activities comply with approved specifications, drawings, quality standards, and best practices.
- Establish and monitor quality control procedures across all stages of construction.
- Conduct periodic quality inspections and review workmanship and material quality.
- Identify quality deviations and ensure timely corrective and preventive actions.
- Ensure proper documentation of inspections, testing, approvals, and quality records.

Planning, Monitoring & Reporting

- Prepare and monitor detailed project schedules, work plans, and construction programs.
- Track project progress against planned timelines, budgets, and milestones.
- Prepare and review daily, weekly, and monthly project progress reports.
- Conduct regular project review meetings with internal and external stakeholders.
- Provide management with regular updates on project progress, challenges, risks, and required interventions.
- Implement appropriate measures to improve productivity and maintain project schedules.

Cost & Resource Management

- Monitor project costs and ensure construction activities are executed within approved budgets.
- Coordinate with commercial, procurement, and finance teams for project-related requirements.
- Monitor material consumption and minimize wastage.
- Ensure efficient utilization of manpower, equipment, and other project resources.
- Identify opportunities for cost optimization without compromising quality or project timelines.

Design & Stakeholder Coordination

- Coordinate with Architects, Structural Consultants, MEP Consultants, Project Consultants, and other stakeholders.
- Review construction drawings and specifications and identify potential execution issues.
- Ensure timely resolution of design-related queries and site requirements.
- Coordinate with internal teams to ensure smooth flow of information and approvals.




- Ensure project execution remains aligned with the overall design intent and development objectives.

Safety & Compliance

- Ensure strict compliance with site safety standards, statutory requirements, and applicable construction regulations.
- Monitor implementation of safety procedures and ensure safe working practices across the project.
- Conduct regular safety reviews and address identified risks promptly.
- Ensure proper maintenance of statutory, project, safety, and site documentation.
- Promote a strong culture of safety and accountability across the project team.

Risk Management & Problem Solving

- Identify potential project risks related to cost, quality, schedule, resources, and execution.
- Develop mitigation plans and take proactive measures to minimize project disruptions.
- Resolve construction and coordination issues effectively and within agreed timelines.
- Escalate critical project issues to management with appropriate recommendations.

Required Skills

- Strong knowledge of residential construction methodologies and project execution.
- In-depth knowledge of RCC, structural works, civil construction, finishing works, and MEP coordination.
- Strong understanding of project planning, scheduling, and construction management.
- Ability to read and interpret architectural, structural, and MEP drawings.
- Strong contractor, vendor, and consultant management skills.
- Proficiency in MS Excel, MS Office, AutoCAD, and project management tools.
- Strong understanding of quality control, safety, and construction standards.
- Excellent communication, leadership, coordination, and negotiation skills.
- Strong analytical, decision-making, and problem-solving abilities.
