The Civil Engineer will be responsible for the day-to-day civil maintenance, repair, upkeep, and improvement of the hotel property. The role involves maintaining guest rooms, public areas, back-of-house areas, kitchens, staff areas, external areas, and other civil structures while ensuring minimum disruption to ongoing hotel operations.
The Civil Engineer will also coordinate with the Engineering, Housekeeping, Front Office, Food & Beverage, Security, and other departments to ensure that all civil-related issues are attended to promptly and the hotel property remains safe, functional, and presentable.
Key Responsibilities
1. Civil Maintenance & Repairs
- Inspect and maintain the hotel's civil infrastructure, including walls, ceilings, floors, doors, windows, plaster, masonry, tiles, waterproofing, and other building elements.
- Attend to daily civil complaints and maintenance requests from guest rooms, public areas, restaurants, kitchens, offices, staff areas, and back-of-house areas.
- Carry out or supervise repairs related to cracks, seepage, leakage, dampness, damaged tiles, plaster, painting, grouting, false ceilings, and other civil works.
- Identify recurring civil defects and recommend permanent corrective measures.
- Ensure that emergency civil maintenance requirements are attended to promptly.
1. Preventive Maintenance
- Prepare and implement preventive maintenance schedules for civil works.
- Conduct regular inspections of guest rooms, corridors, lobbies, restaurants, banquet areas, washrooms, service areas, external areas, and other hotel facilities.
- Monitor the condition of waterproofing, roofs, terraces, drainage areas, flooring, walls, ceilings, and other structural/non-structural elements.
- Maintain records of inspections, defects, repairs, and preventive maintenance activities.
1. Guest Room & Public Area Maintenance
- Coordinate with Housekeeping and Front Office regarding civil defects in occupied and vacant rooms.
- Ensure timely rectification of defects affecting guest comfort and hotel presentation.
- Inspect rooms after major civil repair or renovation work before handing them back to Operations.
- Maintain the required quality standards for guest-facing areas.
1. Waterproofing & Leakage Management
- Investigate sources of water seepage and leakage.
- Coordinate waterproofing and repair works for bathrooms, terraces, roofs, balconies, kitchens, plant rooms, and other affected areas.
- Monitor contractors carrying out waterproofing and related civil works.
- Conduct follow-up inspections to ensure that leakage issues have been permanently resolved.
1. Renovation & Project Works
- Assist the Chief Engineer/Engineering Manager in hotel renovation, refurbishment, and improvement projects.
- Prepare basic estimates, quantities, material requirements, and work scopes for civil works.
- Review drawings and coordinate with consultants, contractors, and vendors when required.
- Monitor project progress, workmanship, material quality, and timelines.
- Ensure renovation work is properly coordinated with hotel operations to minimize disruption to guests.
1. Contractor & Vendor Management
- Coordinate and supervise civil contractors, subcontractors, and technicians.
- Verify the quality and quantity of work completed by contractors.
- Monitor contractor attendance, work progress, safety practices, and housekeeping at work locations.
- Check contractor bills/work completion reports against actual work executed.
- Ensure contractors comply with hotel policies and safety requirements.
1. Material & Cost Control
- Prepare material requirements for civil maintenance and projects.
- Maintain appropriate stock levels of commonly used civil maintenance materials.
- Monitor material consumption and minimize wastage.
- Assist in obtaining quotations and comparing rates from approved vendors.
- Ensure work is completed within the approved budget and timeline.
1. Safety & Compliance
- Ensure civil maintenance activities are carried out safely.
- Identify unsafe building conditions and immediately report them to the Chief Engineer/Engineering Manager.
- Coordinate with the Safety/Security team for barricading and safe working arrangements during maintenance.
- Ensure work areas are properly isolated and kept safe for guests and employees.
- Support statutory inspections and compliance requirements related to the building, where applicable.
1. Documentation & Reporting
- Maintain records of civil complaints and work orders.
- Prepare daily/weekly/monthly maintenance reports as required.
- Maintain records of preventive maintenance activities.
- Maintain contractor work records, measurements, material consumption, and project documentation.
- Report major defects, recurring problems, and maintenance requirements to the Chief Engineer/Engineering Manager.
1. Coordination with Hotel Departments
- Coordinate closely with Housekeeping, Front Office, Food & Beverage, Banquets, Kitchen, Security, and other departments.
- Prioritize work based on guest impact and operational requirements.
- Communicate expected completion timelines for major repair works.
- Ensure maintenance activities are planned to minimize inconvenience to guests and hotel operations.
Key Skills & Competencies
- Good knowledge of building construction and civil maintenance.
- Knowledge of masonry, plastering, tiling, painting, waterproofing, flooring, false ceiling, and basic carpentry-related works.
- Ability to identify the root cause of seepage, leakage, cracks, and other building defects.
- Knowledge of quantity estimation and basic costing.
- Contractor and vendor management skills.
- Good troubleshooting and problem-solving ability.
- Valuable communication and coordination skills.
- Ability to work under pressure in a 24/7 hotel environment.
- Strong attention to detail and quality.
- Basic knowledge of AutoCAD and MS Office is preferred.
- Knowledge of hotel engineering operations will be an advantage.
Qualification
- Diploma or Bachelor's Degree in Civil Engineering from a recognized institution.
- Relevant experience in hotel, commercial building, residential, hospital, mall, or similar property maintenance will be preferred.
Experience
- 37 years of relevant experience in civil maintenance, building maintenance, construction, or hotel engineering.
- Experience in an operational hotel will be an advantage.
- Candidates with experience in renovation/refurbishment of operating properties will be preferred.
