About the Role-

We are looking for an experienced BOQ / Billing Engineer with strong expertise in BOQ preparation, quantity estimation, rate analysis, contractor billing, and cost control for real estate and residential construction projects.

Key Responsibilities

- Prepare detailed BOQs based on drawings, specifications, and project requirements.
- Carry out accurate quantity take-offs for civil, structural, and finishing works.
- Prepare detailed Rate Analysis for various construction activities, including:

- Material cost

- Labour cost

- Equipment / machinery cost

- Wastage and applicable overheads

- Subcontractor rates

- Market rate comparison
- Develop and review item-wise rates for recent and non-BOQ items.
- Prepare Rate Analysis for Extra Items, Variation Items, and Non-Schedule Items.
- Compare existing BOQ rates with current market rates and provide cost inputs.
- Verify site measurements and quantities of executed work.
- Check and process contractor/subcontractor RA Bills against approved BOQs and actual site measurements.
- Prepare Measurement Sheets, RA Bills, Quantity Reconciliation, and Variation Statements.
- Monitor BOQ quantities against actual execution and identify quantity variations.
- Prepare material consumption and reconciliation statements for major construction materials.
- Assist in project cost estimation, budgeting,



and cost control.
- Review drawings and specifications to identify quantity and scope variations.
- Coordinate with Project, Planning, Procurement, Site, and Accounts teams for billing and commercial activities.
- Maintain proper records of BOQs, rate analysis, measurements, bills, variations, and reconciliations.
- Support management with cost comparisons, project costing, and commercial analysis.

Required Skills & Qualifications
- B.E./B.Tech/Diploma in Civil Engineering.
- 7–15 years of relevant experience in real estate / residential construction.
- Strong knowledge of BOQ, Quantity Take-Off, Rate Analysis, Billing, and Quantity Surveying.
- Good understanding of RCC, masonry, plaster, flooring, waterproofing, finishing, and other civil works.
- Strong knowledge of material and labour rates and construction costing.
- Proficiency in MS Excel and AutoCAD.
- Knowledge of contractor billing, measurements, variations, and reconciliation.
- Strong analytical and numerical skills.
- Good communication and coordination skills.
- Ability to work independently and coordinate with site and project teams.

Preferred Experience Candidates with experience in residential high-rise / real estate projects and hands-on experience in BOQ, Rate Analysis, Contractor Billing, and Cost Control will be preferred.
