Role summary
The Closing Sales Manager owns the customer from site visit to booking. You will meet walk-in and referred prospects at the site or experience centre, present the project, handle objections and negotiation, and close the sale within approved pricing.
You will work closely with the sourcing team, channel partners (CPs), CRM, and home-loan partners. Success is measured by bookings, revenue, and site-visit-to-booking conversion for your assigned project(s).

Key responsibilities
Site visits and presentation




• Receive walk-ins, CP-led and sourcing-led visits; run a structured site tour, show flat and sample apartment.
• Understand each buyer's budget, family needs, timeline, and funding (self-funded, home loan, NRI).
• Present the project clearly: location advantages of North Bangalore (airport access, Hebbal flyover, Manyata Tech Park, KIADB Aerospace Park, upcoming metro lines), specifications, amenities, pricing, payment plans, and RERA details.
Closing and negotiation
• Convert site visits into bookings through need-based selling and firm objection handling.
• Negotiate price, floor rise, PLC, and offers strictly within the approved discount matrix; escalate exceptions with justification.
• Collect booking amount, complete the booking/application form and KYC, and hand over to CRM without errors.
• Revisit and re-engage prospects who did not book on the first visit; drive second visits and
