Position Overview

We are seeking a proactive, analytical Junior Quantity Takeoff Specialist / Estimator with 1 to 3 years of

experience joining our preconstruction team. The ideal candidate must possess robust technical skills in BOQ

preparation, scope gap identification, and AutoCAD quantity takeoffs, combined with hands-on capabilities in

vendor management and coordination.

In this role, you will bridge drawing interpretation with practical market procurement—ensuring commercial

drawings are accurately quantified; vendor proposals are thoroughly leveled, and potential scope gaps are

identified prior to tender lock. Experience in commercial construction and fit-out projects is a distinct

advantage.

Key Responsibilities

- BOQ Preparation & Quantity Takeoffs:

o Extract linear lengths, surface areas, volumes, and item counts directly from AutoCAD (.dwg) files

and PDF drawing sets.

o Compile, structure, and format raw takeoff data into comprehensive Bills of Quantities (BOQs)

using standardized measurement guidelines (e.g., NRM, CSI Master Format).

o Calculate net-in-place material quantities across core commercial trades (structural work,

masonry, drywalls, ceilings, floor finishes, facade, and MEP systems).

- Scope Gap & Scope Understanding:

o Perform deep-dive reviews of commercial architectural, structural, and trade drawings to

establish complete scope of boundaries.

o Proactively identify scope gaps, overlapping trade responsibilities, missing dimensions, and





specification of conflicts across disciplines.

o Draft clear, concise Requests for Information (RFIs) to address ambiguities and eliminate

commercial risks before tender submissions.

- Vendor Management & Coordination:

o Identify, onboard, and maintain active communication with material suppliers, trade vendors,

and subcontractors.

o Issue Requests for Quotation (RFQs) alongside relevant drawing packages, specifications, and

BOQs to external vendors.

o Perform technical and commercial bid leveling—comparing incoming vendor quotes line-by-line

against internal BOQs to ensure zero missed scope.

o Coordinate vendor submission timelines to meet strict bid submission deadlines.

Key Qualifications & Competencies

- Education: Bachelor’s Degree, Diploma, or Higher National Diploma (HND) in Civil Engineering, Quantity

Surveying, Construction Management, or Architectural Technology.

- Experience: 1–3 years of active experience in quantity takeoffs, BOQ preparation, and

supplier/subcontractor coordination. Commercial project experience is highly preferred.

- Core Technical & Software Skills:

o AutoCAD: Highly proficient (layer isolation, block counting, distance/area commands,.dwg

auditing).

o Digital Takeoff Tools: Hands-on experience with Bluebeam Revu, Plan Swift, or OST (On-Screen

Takeoff).

o MS Excel: Advanced proficiency in spreadsheet design, VLOOKUP/XLOOKUP, sum-product

formulas, and comparative quote-leveling templates.

- Essential Behavioral Traits:

o Strong negotiation and interpersonal communication skills for vendor coordination.

- o High attention to detail with an ability to spot hidden scope omissions in complex drawing sets.
