Job Description
Position: Business Finance Partner
Reporting to: Business Finance Head
Role Purpose
The Business Finance Partner will act as the strategic finance partner to Regional Heads, driving value creation and financial discipline across the region’s real estate portfolio. Serving as thebridge between the project operations and the central finance team in Ahmedabad, this role ensures rigorous FP&A;, robust project cash flow management, RERA compliance, and solid internal controls, while supporting local land acquisitions and project execution in a listed-company environment.
Key Responsibilities
1. Regional Business Partnering & Performance Management
- Act as a trusted financial advisor to Regional Heads to ensure the achievement of regional topline, margin, and cash flow targets.
- Drive financial discipline across local operations by monitoring:
- Revenue forecasts, pricing strategies, and inventory velocity
- Construction cost controls and deviation from baselines.
- Sales & Marketing spends and local ROI.
- Challenge regional assumptions, provide data-backed insights, and recommend corrective actions to improve profitability.
2. Project & Land Acquisition Support
- Lead financial and commercial due diligence for new land parcels, Joint Ventures (JVs), Joint Developments (JDs), and acquisitions.
- Evaluate project feasibility, IRRs, project cash flows, risks, and value creation potential.
- Coordinate with legal, technical, and tax advisors, and feed on-ground intelligence to the Business Finance Head for optimal transaction structuring.
3. Financial Planning & Analysis (FP&A;) & Budgeting
- Lead the FP&A; function for ertical.
- Prepare and manage the Annual Operating Plan (AOP)
and budgets for the region, aligning with the company's strategic priorities.
- Track key regional KPIs- Project IRR, ROCE, EBITDA margins, cash burn, collections efficiency
- Prepare accurate, timely monthly performance dashboards for the Bangalore management and the central Business Finance Head.
4. Project Health & Cash Flow Management
- Monitor the financial health of all Bangalore projects across their lifecycle from launch to handover.
- Track cost-to complete, funding gaps, local escrow balances, and ensure cashflow sufficiency for uninterrupted construction.
- Flag financial stress signals early to the central team and drive local mitigation plans.
5. Accounting Operations & Central Coordination
- Coordinate with Central team in the finalization of accounts for Bangalore-based projects/SPVs.
- Oversee and perform accounting operations for the region as per requirement
- Ensure seamless coordination with the central accounting and statutory audit teams in Ahmedabad for timely closures.
6. Financial Controls & Governance
- Implement and uphold robust financial controlling frameworks across all Bangalore projects, ensuring alignment with listed-company standards.
- Enforce internal controls, approval matrices, Delegation of Authority (DOA), and Standard Operating Procedures (SOPs)
among decentralized local teams.
7. Regulatory & RERA Compliance (Karnataka)
- Ensure strict, zero-tolerance adherence to K-RERA regulations.
- Manage local RERA escrow accounts, project disclosures, quarterly updates, and statutory reporting in coordination with the central compliance team.
Key Competencies & Skills
- Deep understanding of real estate business models, project economics, and the specific dynamics of the Bangalore real estate market.
- Proven ability to partner with regional business heads while acting as a strong gatekeeper for financial discipline.
- Strong expertise in financial modeling, feasibility studies, and variance analysis.
- Excellent stakeholder management and communication skills to effectively bridge the gap between regional operations and the corporate office.
High comfort level working under the rigorous governance, compliance, and reporting standards of a listed entity.
Qualifications & Experience
- Education: CA
- Experience: 6 to 10+ years of progressive finance experience, with a significant portion spent in the real estate sector.
- Specialization: Prior experience in project finance, FP&A;, land acquisition feasibility, and RERA compliance is highly desirable.
- Market Knowledge: Hands-on experience working in the real estate segment is strongly preferred
