About Lumera Homes
Lumera Homes is a premier turnkey interior design and execution firm operating out of a flagship, state-of-the-art experience center in Vijayawada’s prime commercial belt near Novotel.
We bridge the gap between creative architectural design and site execution. Specializing in high-end residential flats (3BHKs, duplexes, villas) and bespoke commercial spaces, our end-to-end solutions span spatial planning, 3D visualization, premium modular woodwork, false ceilings, lighting, and turnkey civil execution. Driven by precision craftsmanship, material transparency, and 30-day modular handovers, Lumera Homes is building the premier interior destination across the Vijayawada–Tadepalli–Guntur capital corridor.
Role Overview
We are seeking an experienced, proactive Project Manager (Civil / Interior Execution) to take complete ownership of site execution, trade contractor deployment, quality assurance, and project timelines. In this leadership role, you will bridge the gap between our internal design team, external factory/modular suppliers, site supervisors, and specialized trade contractors.
You will manage multiple concurrent apartment handovers and villa executions across the regional belt, ensuring zero discrepancy between approved 2D/3D designs and final site handovers—delivered strictly on schedule and within budget.
Key Responsibilities
1. Site Execution & Project Delivery
- Oversee end-to-end site operations for all active residential and commercial projects across the Vijayawada–Guntur corridor.
- Ensure all civil modifications, MEP (Mechanical, Electrical, Plumbing) works, false ceilings, and modular installations progress strictly according to approved 2D working drawings and project schedules.
2. Contractor & Trade Management
- Deploy, supervise, and coordinate specialized site teams and trade contractors (carpenters, electricians, plumbers, false ceiling technicians, painters, and tile/stone masons).
- Review contractor measurement sheets against actual site execution to verify milestone completions for accounting payouts.
3. Quality Assurance & Material Procurement (QA/QC)
- Enforce strict quality standards for surface leveling, electrical load balancing, plumbing pressure tests, veneer/laminate pressing, and branded hardware alignment (e.g., Hettich, Blum, Ebco).
- Coordinate with raw material suppliers and modular factories to ensure timely on-site delivery of sheets, quartz/granite slabs, lighting fixtures, and paint stock, while preventing material wastage or theft.
4. Client Handovers & CRM Tracking
- Conduct joint site inspections with clients at key project milestones (civil freeze,
electrical sign-off, modular installation, final polish) to obtain formal approvals.
- Maintain daily site progress logs, site photos, labor reports, and completion timelines within our internal CRM software. Keep the BDM and Lead Designer informed on execution progress.
Qualifications & Requirements
- Education: B. Tech / B.E. in Civil Engineering, Diploma in Civil Engineering, or a related degree in Construction Management / Interior Execution.
- Experience: 4 to 8 years of hands-on site execution and project management experience in turnkey residential interiors, civil renovations, or high-end residential fit-outs.
- Technical Skills:
- In-depth knowledge of civil alterations, plumbing/electrical layouts, false ceiling frameworks, modular joinery, and site measurement techniques.
- Expert ability to read and interpret complex architectural and structural CAD drawings instantly.
- Software Tools: Proficiency in MS Excel, MS Project / AutoCAD viewers, and mobile CRM applications.
- Languages: High fluency in Telugu (essential for contractor, labor, and site coordination) and English (for corporate reporting and client interactions).
- Mobility & Soft Skills: Must possess a valid driver’s license and two-wheeler/four-wheeler for daily multi-site visits across the capital region. Strong leadership, problem-solving, and time-management skills.
What We Offer
- Competitive base salary
- Site travel and fuel allowances.
- Key operational leadership position inside a fast-scaling corporate interior brand.
- Modern working environment at the Lumera Homes Experience Center.
