ROLE PURPOSE
The Senior Legal Officer will own end-to-end legal documentation and compliance for Roswalt Realty’s redevelopment projects. The role covers legal due diligence and title verification, drafting and execution of the Letter of Intent (LOI), Development Agreement (DA) and Permanent Alternate Accommodation Agreement (PAA), and complete MahaRERA compliance.
The incumbent will act as the legal point of contact for housing societies, members, landowners, external solicitors and internal teams, protecting the company’s interests at every stage of the project.
A. LEGAL DUE DILIGENCE & TITLE VERIFICATION
— Conduct complete legal due diligence and title investigation of redevelopment properties and housing societies.
— Review title documents including property card, 7/12 extracts, CTS records, conveyance / deemed conveyance, society registration certificate, share certificates, mortgages, encumbrances and litigation history.
— Prepare title reports and search reports; identify legal risks and gaps and recommend mitigation to management.
— Coordinate with search clerks, Sub-Registrar office, Collector office, MCGM, MHADA and SRA authorities for records and certified copies.
B. LETTER OF INTENT (LOI)
— Draft, review and negotiate LOIs with housing societies and landowners.
— Ensure commercial terms such as additional carpet area, corpus fund, rent / transit accommodation, brokerage, bank guarantee and timelines are accurately captured and legally protected.
C. DEVELOPMENT AGREEMENT (DA)
— Draft, vet and finalise Development Agreements along with the related Power of Attorney.
— Negotiate terms with society managing committees, their advocates and Project Management Consultants (PMCs).
— Ensure compliance with Section 79A of the Maharashtra Co-operative Societies Act and applicable DCPR 2034 regulations, including 33(7), 33(9) and 33(11).
— Manage stamp duty computation, adjudication, registration and execution of agreements.
D. PERMANENT ALTERNATE ACCOMMODATION AGREEMENT (PAA)
— Draft and execute individual PAAs with every society member.
— Resolve member-specific issues such as dissenting members, legal heirs, nominations, family disputes, missing documents and tenancy matters.
— Maintain a project-wise tracker for PAA execution and registration status and report progress to management.
E. RERA COMPLIANCE
— Handle MahaRERA project registration, quarterly progress updates, extensions, corrections and closure formalities.
— Review Agreements for Sale, allotment letters, and advertising / marketing material for RERA compliance.
— Manage RERA complaints, hearings and replies in coordination with external counsel.
— Track MahaRERA orders, circulars and amendments and update internal teams accordingly.
F. ADVISORY & COORDINATION
— Act as the legal point of contact for Acquisition, Liaison, Sales, CRM, Finance and Projects teams.
— Brief and coordinate with external solicitors and advocates on documentation and litigation.
— Maintain organised, audit-ready, project-wise legal records and document registers.
— Guide and review the work of junior legal staff where applicable.
KEY PERFORMANCE INDICATORS (KPIs)
— Turnaround time for LOI / DA drafts — drafts delivered within agreed timelines.
— PAA execution — % of members’ PAAs executed and registered vs. plan.
— Due diligence quality — title reports completed on time with no post-acquisition legal surprises.
— RERA compliance — 100% on-time quarterly updates; zero penalties for non-compliance.
— Dispute management — number of disputes resolved / closed without escalation.
— Documentation hygiene — complete, updated legal records for every project.
CANDIDATE REQUIREMENTS
— LLB from a recognised university; LLM or Solicitor qualification will be an added advantage.
— 5–7 years of experience in real estate law, specifically in society redevelopment projects.
— Mandatory experience with a reputed solicitor firm handling real estate documentation and title work.
— Experience with SRA, MHADA or cessed building redevelopment will be preferred.
— Strong hands-on drafting of LOI, DA, PAA, POA, Agreement for Sale, Conveyance Deed and related documents.
— Sound knowledge of the Real Estate (Regulation and Development) Act, 2016 and MahaRERA Rules.
— Working knowledge of the MCS Act (Section 79A directives), DCPR 2034, Maharashtra Stamp Act, Registration Act, Transfer of Property Act and MOFA.
— Familiarity with redevelopment-related litigation before the Co-operative Court, Consumer Forum and High Court.
— Transparent written and verbal communication in English and Marathi; Hindi is an added advantage.
— High integrity, confidentiality and attention to detail.
— Proficiency in MS Office; ability to maintain trackers and document registers.
— Ownership mindset and ability to work independently with minimal supervision.

KEY OBJECTIVE OF THE ROLE
To protect Roswalt Realty’s legal position at every stage of a redevelopment project — from clean title due diligence to tight DA / PAA drafting to disciplined MahaRERA compliance — while serving as the organisation’s trusted legal face to housing societies, members and regulators.
Pay: ₹1,600,000.00 - ₹1,800,000.00 per year
