We are looking for an experienced Planning Engineer – Civil with 5–8 years of relevant experience in high-rise, tower and residential building construction projects.
The candidate will be responsible for project planning, scheduling, progress monitoring, resource planning, tracking and reporting. The candidate should have strong hands-on experience in Primavera P6 and MS Project (MSP) and should be capable of developing and monitoring detailed project schedules from project commencement through completion.
The ideal candidate should have strong knowledge of construction activities, project sequencing, productivity monitoring, critical path analysis, resource loading and coordination with execution, billing, procurement and project management teams.
KEY RESPONSIBILITIES1. Project Planning & Scheduling
- Develop detailed project plans and construction schedules for high-rise and tower projects.
- Prepare baseline schedules covering the complete project lifecycle.
- Develop WBS (Work Breakdown Structure) for construction activities.
- Define activities, relationships, durations, milestones and project deliverables.
- Develop detailed activity-wise schedules for civil and building construction works.
- Establish logical sequencing of construction activities.
- Prepare weekly, monthly and milestone-based schedules.
- Update schedules based on actual site progress.
- Monitor planned vs. actual progress and identify deviations.
2. Primavera P6 & MS Project
- Prepare and maintain project schedules using Primavera P6.
- Develop and update schedules using MS Project (MSP).
- Create activity networks, logic links and relationships.
- Maintain baseline and current schedules.
- Update actual start/finish dates and remaining durations.
- Analyze schedule variances and delays.
- Prepare look-ahead schedules and recovery schedules.
- Generate progress reports, S-curves and other planning reports.
- Maintain schedule databases and ensure accurate progress updates.
3. Progress Monitoring
- Monitor daily, weekly and monthly progress of construction activities.
- Collect actual progress data from site execution teams.
- Compare planned progress vs. actual progress.
- Identify delays, slippages and critical activities.
- Track project milestones and key deliverables.
- Prepare daily, weekly and monthly progress reports.
- Highlight critical areas requiring management attention.
- Monitor productivity and construction progress against approved schedules.
- Follow up with site teams regarding delayed activities.
4. High-Rise & Tower Construction Planning
- Plan and monitor construction activities for high-rise and multi-storey residential buildings.
- Develop floor-wise and tower-wise construction schedules.
- Plan RCC construction cycles including:
- Reinforcement
- Formwork
- Concrete
- Blockwork
- Plastering
- Flooring
- Waterproofing
- Finishing works
- Monitor repetitive floor cycles and identify opportunities for productivity improvement.
- Plan activities for basements, podiums, towers, amenities and common areas.
- Coordinate vertical and horizontal construction sequences.
- Monitor tower-wise progress and handover milestones.
5. Resource Planning
- Prepare resource requirements based on project schedules.
- Plan manpower requirements for various construction activities.
- Monitor deployment of labour, equipment and materials.
- Prepare manpower and equipment histograms.
- Coordinate with execution teams to ensure optimum resource utilization.
- Identify resource shortages affecting project progress.
- Develop resource-loaded schedules wherever required.
- Monitor productivity against planned resources.
- Assist project management in resource optimization.
6. Delay Monitoring & Recovery Planning
- Identify activities falling behind the approved baseline schedule.
- Analyze reasons for delays and their impact on project completion.
- Prepare delay analysis and mitigation plans.
- Develop recovery schedules for delayed activities.
- Prepare catch-up plans in coordination with project execution teams.
- Monitor implementation of recovery plans.
- Identify critical path activities and activities affecting project milestones.
- Escalate major schedule risks to project management.
7. Critical Path & Schedule Analysis
- Identify and monitor the project Critical Path.
- Monitor critical and near-critical activities.
- Analyze float and schedule constraints.
- Track activities affecting major project milestones.
- Assess the impact of delays on project completion dates.
- Recommend corrective actions to minimize schedule slippage.
- Carry out periodic schedule reviews with the project team.
8. Look-Ahead Planning
- Prepare weekly and monthly look-ahead schedules.
- Develop short-term construction plans based on the master schedule.
- Coordinate upcoming activities with site execution teams.
- Identify required manpower, materials and equipment in advance.
- Highlight constraints that may affect upcoming activities.
- Track completion of planned look-ahead activities.
9. Coordination with Project Teams
- Coordinate with Project Managers, Construction Managers, Site Engineers and Contractors.
- Coordinate planning requirements with procurement and commercial teams.
- Track material availability against construction requirements.
- Coordinate with MEP teams for interface activities.
- Coordinate civil, structural, architectural and finishing activities.
- Participate in progress review and coordination meetings.
- Follow up with contractors for schedule commitments.
10. Progress Reporting
Prepare and maintain:
- Daily Progress Reports
- Weekly Progress Reports
- Monthly Progress Reports
- Weekly Look-Ahead Schedules
- Monthly Construction Programs
- Baseline Schedules
- Updated Schedules
- Recovery Schedules
- Progress Curves / S-Curves
- Manpower Histograms
- Equipment Deployment Reports
- Planned vs. Actual Progress Reports
- Milestone Tracking Reports
- Delay / Slippage Reports

S-Curve & Performance Monitoring
- Develop project S-curves for planned and actual progress.
- Monitor physical progress against approved targets.
- Prepare progress variance analysis.
- Track monthly and cumulative project progress.
- Identify negative trends and provide early warnings.
- Provide management with accurate progress data for decision-making.
12. Construction Sequence & Interface Planning
- Develop construction sequences for high-rise residential buildings.
- Coordinate RCC, architectural, MEP and finishing activities.
- Plan interfaces between different contractors and disciplines.
- Monitor activity dependencies and construction constraints.
- Ensure proper sequencing to minimize rework and delays.
- Coordinate floor-wise handover and area-wise completion.

REQUIRED EXPERIENCEMandatory:
- 5–8 years of relevant experience in construction planning.
- BE/B.Tech in Civil Engineering.
- Experience in high-rise building / tower construction projects.
- Experience in residential building construction.
- Strong hands-on experience with Primavera P6.
- Strong working knowledge of MS Project (MSP).
- Experience in project planning, scheduling and monitoring.
- Experience in resource planning and progress tracking.
Preferred:
- Experience with large-scale residential/high-rise projects.
- Experience in multi-tower construction projects.
- Experience preparing baseline and recovery schedules.
- Experience in critical path and delay monitoring.
- Experience coordinating with multiple project disciplines.
- Robust analytical and reporting skills.
IDEAL CANDIDATE PROFILE
The ideal candidate should be a BE/B.Tech Civil Engineer with 5–8 years of planning experience, preferably having worked on high-rise residential and tower construction projects.
The candidate must be proficient in Primavera P6 and MS Project, with practical experience in planning, scheduling, progress monitoring, resource planning, critical path analysis, look-ahead planning, S-curve preparation and delay/recovery planning.
Strong coordination skills with site execution, contractors, consultants, procurement, commercial and project management teams are essential.
