KEY RESPONSIBILITIES

A. PRE-CONTRACT (COST PLANNING & PROCUREMENT)

* Detailed quantity take-offs and BOQ preparation (Civil + Interior + Finishes)

* Preparation of cost plans, estimates, and budgeting (SD/DD/GFC stages)

* Rate analysis and market benchmarking (Mumbai market)

* Value engineering and cost optimization proposals

* Preparation of tender documents (BOQ, specifications, commercial conditions)

* Floating tenders, managing bidder queries, and conducting pre-bid meetings

* Technical and commercial bid evaluation

* Recommendation reports and negotiation support

B. POST-CONTRACT (COST CONTROL & CONTRACT ADMINISTRATION)

* Verification and certification of contractor RA bills

* Cost tracking, cash flow monitoring, and budget control

* Variation analysis, evaluation, and approval recommendations

* Preparation and tracking of change orders

* Final account settlement and closure

* Contractual correspondence and claims management

* Monitoring subcontractor packages (especially interior trades)

C. INTERIORS & FINISHES (CRITICAL REQUIREMENT)





* Deep expertise in:

- High-end interior fit-outs (guest rooms, lobbies, F&B; areas)
- Flooring (marble, granite, tiles, wood)
- Wall finishes (paneling, veneers, wallpapers, paint systems)
- False ceiling systems (gypsum, metal, specialty ceilings)
- Joinery and custom furniture

* Robust understanding of luxury hotel standards and detailing

* Ability to review shop drawings and correlate with BOQ

D. COORDINATION & REPORTING

* Coordination with Architects, Interior Designers, MEP Consultants, and Contractors

* Preparation of MIS reports, cost reports, and commercial dashboards

* Identification of risks and cost overruns with mitigation strategies

Pay: Up to ₹80,000.00 per month
