You'll help create an environment where different perspectives are valued and where people can learn new skills and thrive, unlocking potential across a truly global organisation. **About the role:** Lead the Corporate Real Estate & Services (CRES) function for India, with end-to-end accountability for corporate real estate strategy, workplace transformation, capital projects, facilities and integrated facilities management, employee experience, travel and mobility, security, sustainability, workplace technology, vendor governance and financial management. The role creates safe, efficient, sustainable and engaging workplaces that enable business performance and employee experience, while maintaining solid commercial discipline, risk management and governance. It operates as a strategic partner to India senior leadership and works closely with Global and Regional CRES teams to translate enterprise strategy, standards and programmes into effective local execution. **Key Responsibilities** **Corporate Real Estate Strategy & Portfolio Management** · Lead the India corporate real estate strategy aligned with business growth, workforce requirements and global workplace principles. · Own portfolio decisions covering acquisitions, leasing, renewals, relocations, expansions, consolidation, flexible workspace and exits. · Optimise portfolio utilisation, occupancy, seat capacity and real estate costs; partner with Finance, Legal, Procurement and external real estate advisors on commercial decisions. **Workplace Strategy & Transformation** · Define and execute workplace strategies supporting evolving business, hybrid-working and employee requirements. · Lead workplace planning across seating, collaboration spaces, meeting rooms, leadership areas, cafes, amenities and flexible-working environments. · Drive utilisation, hot-desking, seat-booking and activity-based workplace solutions using data and employee insights. **Capital Projects & Project Delivery** · Provide executive leadership for major office fit-out, refurbishment, renovation and relocation programmes. · Own governance across design, budget, schedule, procurement, construction, MEP/HVAC, IT, AV, access control, security, furniture, branding, testing, commissioning and handover. · Lead value engineering and challenge commercial/design proposals to balance quality, employee experience, speed and cost. **Facilities, IFM & Workplace Operations** · Lead hard and soft services, engineering, housekeeping, security, food services, front-of-house, helpdesk, maintenance and workplace operations across the portfolio. · Develop and implement Integrated Facilities Management strategies, service consolidation and technology-enabled operating models. · Establish service standards, SLAs, KPIs, performance reviews, compliance controls and continuous-improvement programmes. **Financial Management & Vendor Governance** · Own significant CRES Opex and Capex budgets, annual planning, forecasting, governance and cost tracking. · Deliver sustainable savings through portfolio optimisation, vendor consolidation, contract negotiation, operating-model changes, technology and value engineering. · Lead strategic supplier relationships with landlords, developers, brokers, consultants, project partners and service providers. **Employee Experience, Travel & Mobility** · Lead workplace hospitality and employee-experience programmes spanning food and beverage, wellness, recreation, events and workplace amenities.
· Provide strategic oversight of relevant corporate travel, employee transport, ride-hailing, shuttle and mobility programmes. · Partner with HR and business leadership to ensure workplace services support culture, engagement, productivity and employee safety. **Safety, Security, Risk & Business Continuity** · Ensure workplaces operate in accordance with applicable health, safety, security and statutory requirements. · Provide governance over physical security, access control, CCTV, emergency preparedness, incident management and business continuity. · Review operating models and security deployment to ensure they remain proportionate to risk and supported by appropriate technology. **Sustainability & Workplace Technology** · Embed sustainability into workplace design and operations through energy efficiency, responsible materials, waste reduction, resource optimisation, biophilia and green-building standards. · Drive workplace digitalisation through seat booking, visitor management, access control, workplace analytics, dashboards, AV/collaboration and employee-service platforms. · Use workplace data to support evidence-based portfolio, investment and operating decisions. **Global CRES Leadership & Collaboration** · Partner closely with Global and Regional CRES leadership to align India portfolio strategy, capital investment, workplace standards and operating priorities with the global CRES agenda. · Act as the India CRES representative in global and regional forums, providing visibility on portfolio strategy, major projects, financial performance, risks and transformation initiatives. · Translate global CRES strategy, workplace/design standards and governance frameworks into solutions appropriate for India business and regulatory requirements. · Collaborate with global teams on portfolio planning, design, capital governance, sustainability, workplace technology, risk, employee experience and global programmes. · Lead India implementation of global CRES policies, systems and transformation initiatives while influencing global stakeholders where local-market adaptation is required. · Share India innovation, best practices and cost-optimisation initiatives across the global CRES network and adopt relevant practices from other markets. **Leadership & Stakeholder Management** · Act as the senior CRES partner to India leadership on workplace, real estate and employee-service matters. · Influence executive stakeholders and translate business strategy into executable real estate and workplace plans. · Lead cross-functional collaboration across HR, Finance, Procurement, Legal, Technology, Risk, Supply and Commercial teams. · Build, coach and develop a high-performing CRES team with transparent accountability, succession and development plans. **Leadership Capabilities** · Strategic leadership with strong execution and transformation capability. · Executive presence, stakeholder influence and ability to operate in complex matrix environments. · Strong commercial, financial and negotiation capability. · Employee- and customer-centric thinking supported by data-driven decision making. · Strong governance, risk orientation, judgement, ownership and accountability. · Ability to challenge established practices, simplify operating models and deliver measurable improvement. **Key Success Measures** · Delivery of strategic workplace and real estate programmes on time and within approved budgets. · Sustainable Opex and Capex savings, portfolio efficiency and improved workplace utilisation. · Strong employee experience, stakeholder satisfaction and vendor performance. · Safe, compliant and resilient workplaces with strong governance and audit outcomes. · Achievement of sustainability and workplace-technology objectives. · Development and performance of a high-performing CRES organisation.
