Role Summary:

We are seeking a field-intensive Land Liaison & Site Engineer to manage raw, unconstructed land parcels and acreage holdings across our real estate portfolio. This position focuses on ground-level possession, official land surveys, perimeter protection, and active liaison with local government and revenue authorities.

Core Mandate:

Take complete ownership of land parcels post-acquisition, ensure strict alignment between legal and physical boundaries, secure and protect assets through compound walls and fencing, and clear all local statutory pathways.

Key Responsibilities:

1. Open Lands & Survey Management

- Site Evaluation & Topography: Conduct on-site inspections of raw land parcels to evaluate physical boundaries, access roads, natural contours, existing utility lines, and potential encroachments.

- Survey Coordination: Collaborate directly with government and private surveyors for precise boundary demarcation, pegging, and comprehensive land layout mapping.

- Perimeter Security & Wall Execution: Plan, estimate costs, and supervise the construction of perimeter compound walls, security gates, and fencing to safeguard property from trespassing or disputes.

2. Statutory Liaising & Approvals

- Local Authority Coordination: Serve as the primary representative for Optimus Capital with municipal corporations, Panchayat authorities,



Tahsildar/Revenue departments, and urban development boards.

- Land Record Verification: Cross-verify revenue documentation (Pahanis, Sethwar/Satba, title papers, survey sketches) against ground reality in close coordination with legal and survey advisors.

- Stakeholder Management: Engage proactively with village leaders, neighboring landowners, local brokers, and municipal inspectors to ensure smooth, uninterrupted site operations.

3. Records, Documentation & Reporting

- Maintain up-to-date physical and digital records of all land documents, survey maps, and official government correspondence.

- Submit structured progress reports on boundary status, ongoing surveys, statutory approvals, and site protection works to the Head of Projects / Director.

Qualifications & Requirements

- Education: B.E. / B.Tech in Civil Engineering. (Seasoned Diploma holders in Civil Engineering with exceptional field track records will also be considered).

- Experience: 3 to 8 years of hands-on experience in real estate land development, infrastructure layouts, open land protection, and revenue liaising.

- Technical Proficiency: Fluent in reading land survey maps, village revenue sketches, AutoCAD, and basic civil quantity estimation.

Key Competencies & Skills

- Field Presence: Highly proactive with a strong willingness to work on-site across remote land locations.

- Liaison & Communication: Strong verbal negotiation, persuasion, and conflict-resolution skills. Fluency in the local language (Telugu) is essential to effectively resolve boundary disputes and fast-track approvals.

- Qualified Integrity: Demonstrates high ethical standards, accountability, and meticulous documentation practices.
