Designation: HVAC Specialist
Qualification: Diploma in Mechanical / Environmental Engineering / Science / Chemical
Experience: 3+ years in HVAC operations or monitoring (chiller plants, AHUs, cooling towers) in commercial, IT or critical facilities, with BMS/IBMS exposure.
Key responsibilities
• Monitor HVAC in real time through BMS/IBMS, IoT and CoE dashboards: chillers, AHU/FAHU, CHW supply/return temperatures and ΔT, condenser water, temperature and humidity, VFDs, pumps and energy.
• Track HVAC KPIs: kW/TR, plant efficiency,
energy, temperature and humidity compliance, equipment availability, downtime, alarm closure time, critical alerts and BMS communication health.
• Download and validate monthly BMS performance data for chillers, cooling towers, pumps, chiller plant, AHUs, HRWs, exhausts and PHEs.
• Prepare the Pan India Chiller & Chiller Plant Performance Report, due in the first week of each month.
• Classify alarms as Critical, Major or Minor, log and triage them, and escalate to L2 per the matrix.
• Flag abnormal trends (low ΔT, hunting, short cycling, sensor drift) to L2.
• Produce weekly health, alarm, incident and monitoring reports, and maintain logs.
• Follow SOPs and validate data for missing or abnormal points.
