About us

Dream India realty has developed real estate since 2009, with over 2.2 million sq. ft. delivered and a similar footprint under construction across Mumbai and Hyderabad. Dream India Realty, our flagship development and redevelopment platform, is building Dream Signature in Oshiwara (three towers of 45 floors), Dream Aspire in Lokhandwala and DZ City in Mumbra, with JV and SRA redevelopment projects in the pipeline.

The role

We are looking for a hands-on finance leader to own accounting, compliance, cash flow and project funding across our projects and group companies, and to build and lead the accounts team.

What you will do

• Own books of accounts, monthly closing and MIS for all projects and group entities

• Run project-wise cash flow, budgets and cost-to-complete tracking

• Ensure MahaRERA, GST, TDS and Income Tax compliance, and manage statutory and tax audits

• Manage lenders, investors and banks: drawdowns, covenants, escrow and reporting for our project funding programme

• Lead and review the receipts and payments accountants; set controls and approval workflows

What we are looking for

• Chartered Accountant with 12–15 years in accounts and finance, including at least 5 years with a real estate developer

• Strong command of real estate accounting (percentage-of-completion revenue recognition), RERA, GST on property and TDS

• Experience with construction finance or project funding, and lender relationships

• Proficiency in Tally Prime and/or a real estate ERP (Farvision, SAP or similar) and advanced Excel

• Leadership, integrity and the ability to present to the Chairman, lenders and auditors

Job description

Role purpose

Own the financial health, compliance and funding of Dream India Realty and its group entities. Give the Chairman & MD accurate, timely numbers for every project, keep the company fully compliant with MahaRERA and tax law,



and make sure each project has the cash it needs at every construction stage.

Key responsibilities

1. Accounting and reporting

o Maintain books of accounts for all entities (Dream India Realty, Dream India Builders and other group companies) and each project as a separate cost centre

o Close books monthly by the 7th; prepare trial balance, P&L;, balance sheet and project-wise MIS

o Apply percentage-of-completion revenue recognition under the applicable standard (Ind AS 115 / AS with the ICAI Guidance Note on Real Estate Transactions)

o Account for JV and redevelopment arrangements, including the 50:50 Lokhandwala JV and SRA projects (rehab cost, transit rent, corpus)

o Prepare annual financial statements and coordinate statutory audit to sign-off

2. Project finance, budgeting and cash flow

o Build and track project budgets against the BOQ; report cost-to-complete and cost overruns monthly

o Maintain a rolling 13-week cash flow and a project-wise fund requirement plan matched to construction stages

o Track sales, demand raised, collections and receivables ageing per project

o Evaluate feasibility and financial models for new redevelopment and JV opportunities

3. Funding, lenders and investors

o Manage the project funding programme: drawdown requests, escrow and RERA account flows, DSRA, covenant compliance and lender MIS

o Prepare investor and lender presentations, CMA data and loan documentation

o Manage relationships with banks, NBFCs and investors; negotiate rates, limits and terms

4. RERA and statutory compliance

o Ensure 70% of customer receipts move to the designated MahaRERA account and withdrawals are backed by engineer, architect and CA certificates





o Ensure quarterly project updates and the annual MahaRERA audit report are filed on time

o Own GST compliance (rates on under-construction property, ITC, GSTR-1 / 3B / 9), TDS (including 194-IA on property purchases), advance tax and Income Tax returns

o Coordinate tax audit, GST audit and assessments with the external CA

5. Controls and team leadership

o Design and enforce approval workflows for purchase orders, contractor bills and payments, aligned with the existing PO approval process

o Approve all payment runs and review daily bank position

o Review monthly reconciliations prepared by the team and explicit exceptions

o Lead, train and appraise the two accountants; set SOPs and monthly calendars

o Drive ERP / Tally discipline and integration with sales CRM and the site purchase module

Key performance indicators

• Monthly MIS delivered to the Chairman & MD by the 10th

• Zero penalties or late fees on RERA, GST, TDS and Income Tax filings

• Clean statutory audit with no material qualifications

• Project cash flow variance within an agreed band; no stoppage of site work due to funds

• Lender covenants and reporting met on time; drawdowns processed without delay

• All bank and customer reconciliations reviewed and closed monthly

Qualifications and experience

• Chartered Accountant (mandatory); MBA Finance is a plus

• 12–15 years in accounts and finance, at least 5 years with a real estate developer in Mumbai / MMR

• Hands-on experience with RERA compliance, construction project finance and lender relationships

• Exposure to SRA / redevelopment and JV accounting preferred

Skills

• Real estate accounting, GST, TDS, Income Tax, Companies Act

• Tally Prime and a real estate ERP (Farvision, SAP or similar); advanced Excel and financial modelling

• Clear communication in English and Hindi; Marathi is a plus

• High integrity, attention to detail and the ability to lead a small team
