Role Summary
The Quality Engineer owns quality assurance and quality control across the company's residential projects — from foundation and structure through finishing to flat handover. The role sets the quality standards each project must meet, checks the work at every stage against those standards, records what was found, and makes sure nothing that fails a check is built over or handed to a customer. The Quality Engineer reports independently of the execution team so that quality judgements are not shaped by schedule pressure.
Key Responsibilities
Quality System & Planning
- Prepare the project Quality Assurance Plan: inspection stages, acceptance criteria, test frequencies, responsibilities and record formats, aligned with IS codes, approved drawings, specifications and the commitments in the sale agreement.
- Maintain the Inspection & Test Plan (ITP) and stage-wise checklists for every activity — excavation, reinforcement, formwork, concreting, block work, plaster, waterproofing, flooring, painting, joinery, MEP first-fix and fixtures.
- Define hold points where work cannot proceed without QA clearance (pour cards, waterproofing before tiling, concealed services before plaster).
Inspection & Testing
- Carry out stage inspections and issue clearances or non-conformance reports; no activity proceeds past a hold point without a signed clearance.
- Structural: reinforcement cover, spacing and lap checks; formwork line, level and plumb; concrete slump and cube sampling; curing; pour-card sign-off.
- Finishing: plaster line, level and plumb; waterproofing ponding tests; tile hollowness and joint alignment; paint finish; door and window operation; fixture installation against approved makes.
- MEP interface: pressure tests on plumbing, insulation-resistance tests on wiring, slope and leak checks on drainage — witnessed and recorded before concealment.
- Run and supervise the site laboratory or coordinate third-party testing: cubes, sieve analysis, steel test certificates,
brick/block compressive strength, tile and adhesive tests. Track results and act on failures.
Material Quality
- Verify every incoming material against approved makes, mill/test certificates and purchase specification before acceptance; reject and quarantine non-conforming material.
- Maintain the approved-materials and approved-vendors register with the purchase team; sample and test cement, steel, aggregates, blocks, tiles, sanitaryware, CP fittings, paints and waterproofing systems as per the ITP.
- Control storage and handling so that accepted material is not damaged before use.
Non-Conformance & Corrective Action
- Raise Non-Conformance Reports (NCRs) with photographs, location and root cause; track rectification to closure and re-inspect before clearing.
- Analyse recurring defects across towers and contractors; recommend changes to method, material or contractor and verify that the fix holds.
- Maintain a snag register per flat from first inspection to customer handover; conduct pre-handover snag inspections and certify flats as handover-ready only when the register is closed.
Mock-ups, Audits & Training
- Establish and sign off mock-up flats and sample finishes; all later work is judged against them.
- Conduct periodic quality audits of contractors and internal teams; publish audit scores and a monthly quality report to management.
- Run toolbox training for supervisors and contractor teams on method statements, common defects and acceptance criteria.
Documentation & Coordination
- Keep complete quality records — checklists, test reports, pour cards, NCRs, material certificates, calibration records,
snag lists and handover certificates — organised and retrievable per flat and per tower.
- Coordinate with architects, structural and MEP consultants on specification queries, deviations and approvals.
- Support customer walkthroughs and post-handover complaints with inspection findings and closure evidence.
Candidate Profile
Education: B.E./B.Tech in Civil Engineering. Diploma in Civil with solid QA/QC experience also considered. Certification in quality management (ISO 9001 internal auditor, Six Sigma or equivalent) is an advantage.
Experience: 8+ years in building construction, of which at least 5 years in a dedicated QA/QC role on residential apartment projects. Must have handled structure and finishing quality on at least one project from foundation to handover.
Technical Skills
- Thorough knowledge of IS codes and standard specifications for concrete, masonry, plaster, waterproofing, flooring, painting and joinery.
- Hands-on experience with site laboratory tests and interpretation of third-party test reports.
- Ability to read architectural, structural and MEP drawings and to write method statements
- Working knowledge of MS Excel for registers and trend analysis; familiarity with digital snag or inspection apps preferred.
Soft Skills
- Independent and firm: able to stop work when standards are not met, and to say so to senior execution staff and contractors.
- Meticulous record-keeping and an eye for detail.
- Clear communicator, comfortable presenting audit findings to management and explaining acceptance criteria to site teams.
Reporting & Interfaces
Reports to the Head of Projects, with a functional line to management on quality matters. Works daily with Project Managers, Finishing Engineers, MEP engineers, purchase, contractors and the handover team.
