We are seeking a detail-oriented Texas Title Searcher to support commercial and residential title operations throughout Texas. This position is responsible for researching public land records, developing accurate chains of title, locating recorded instruments, and preparing complete search packages for review by title examiners. Candidates with direct experience using Title Data are strongly preferred.

Key Responsibilities:

- Perform Texas title searches using Title Data, Data Trace, Integrity Title, county clerk records, appraisal district records, back plants, and other approved public-record resources.
- Identify and verify the property in question using the order information, legal description, tax records, vesting deed, survey, prior policy, commitment, or available starter.
- Locate current vesting instruments and build reliable chains of title for lot -and-block and acreage properties.
- Search applicable owners and property records for deeds, deeds of trust, assignments, releases, easements, restrictions, leases, mineral reservations, judgments, liens, probate matters, and other recorded instruments.
- Review legal descriptions and recording references to confirm that documents relate to the subject property.
- Identify outsales, carve-outs, fee takings, multiple chains, breaks in title, unreleased liens, and other potential title issues.
- Organize and label search packages clearly, including vesting documents, chain -of-title documents, Schedule B instruments, Schedule C instruments,



and supporting search runs.
- Provide concise search notes identifying findings, open items, and matters requiring examiner review or escalation.
- Meet established accuracy, quality, productivity, and turnaround -time expectations while protecting confidential information.

Preferred Qualifications:

- Working knowledge of Texas deeds, deeds of trust, releases, assignments, easements, restrictions, liens, probate documents, and other recorded instruments.
- Ability to follow grantor/grantee and property-index searches and develop a complete, traceable chain of title.
- Ability to read and compare lot-and-block and metes-and-bounds legal descriptions.
- Solid attention to detail, organization, analytical judgment, and written communication skills.
- Experience supporting Texas commercial title examination or complex residential transactions.
- Experience searching acreage, multi-parcel, multi-county, assemblage, easement-estate, or multiple-chain transactions.
- Familiarity with Texas county clerk, appraisal district, GIS, and historical title -plant resources.
- Experience plotting or evaluating metes-and-bounds descriptions and determining whether recorded easements or other instruments affect the property.
