Hyderabad

About PraanaPraana runs eight serviced apartments in one building in Gachibowli, Hyderabad — whole 2 and 3 bedroom flats, furnished, with kitchens, housekeeping and parking.

Most of our guests today are families in the city for treatment at AIG Hospitals. That business works. The one we have never built is corporate: companies with project teams, consultants, current joiners and visiting staff who currently put those people in hotels for weeks or months at a time.

We have zero corporate clients. That is the job.

The roleYou are building a new revenue line from nothing. There is no client list to inherit, no inbound queue to work through, and no script to follow — you will help write the first one.

This is outbound work. Research, find the right person, write to them, follow up, and get a meeting in the diary. You will not be answering guest enquiries, handling bookings or doing operations — a different person does that. Your entire focus is new corporate business.

You will not be asked to close deals or negotiate rates. The founder takes the meetings. Your job is to create them.

What you will do, day to day• Build and extend the target list. Companies with project teams, visiting staff or new hires in Gachibowli, HITEC City and the Financial District. Each entry needs the company, a named contact, and a specific reason they would need flats rather than hotel rooms.

• Find and verify the right person. Admin and facilities managers, HR mobility, the travel desk, or the project manager who owns the budget. Name, role, work email, LinkedIn — verified, not guessed.

• Send first-touch outreach every day.

A fixed number of emails and LinkedIn messages, each personalised to why that company specifically has people to house.

• Work the follow-up sequence. Most replies come on the third or fourth touch, not the first. Nobody drops off the list after one unanswered email.

• Book meetings and site visits. Getting someone to walk through a flat is the goal — we are ten minutes from most Financial District offices, and that visit is where the decision gets made.

• Keep the pipeline log current, daily. Every company, contact, touch, reply, stage and next action with a date, so you can answer "what is the status of X" without thinking about it.

What you are sellingA whole 3BHK flat on a monthly contract works out around ₹3,000 a night. Three hotel rooms for the same team cost ₹12,000 to ₹15,000 — and the team eats every meal out, because a hotel room has no kitchen.

So the flat is cheaper for the company and a materially better posting for the people in it. Add a monthly GST invoice in the company's name, one named contact instead of a front desk, and shared living space the team can actually work in.

That is the whole argument. It holds up, and it is not a hard one to make.

Who buys it• Admin and facilities managers at companies with project teams in Hyderabad

• HR mobility and travel desks handling relocations and visiting staff

• Project managers who own their own budget — often faster than going through procurement

• Relocation agencies and staffing firms who place contractors continuously. One relationship here can produce repeat bookings rather than a single deal.
