About the Role

We're looking for an experienced Title Search and Examination SME to work alongside our development team to build automation and AI solutions for title search and related services. You'll translate deep, hands-on title knowledge into clear documentation, requirements and business rules that our developers can build on. You'll validate what gets built through structured testing and help shape the roadmap as we expand into new states and counties.

You'll also set the quality standards our solutions are measured against and train internal teams on how to use and support them.

The ideal candidate has run full title searches and examinations, understands how the work varies across jurisdictions, and is excited to apply that expertise to technology. Prior exposure to RPA, AI or software projects is a strong plus.

Key Responsibilities

Documentation and Requirements

- Document end-to-end title search and examination workflows, including decision points, exceptions and edge cases, in a form the development team can build against
- Write business requirements, business rules, data field definitions and acceptance criteria for automation (RPA) and AI features
- Create and maintain process maps, county/state data-source documentation (recording offices, portals, indexing conventions, document types) and reference guides
- Keep documentation current as solutions, data sources and regulations change

Partnering with Development

- Serve as the go-to domain expert for developers on chain of title, liens, judgments, easements, encumbrances and curative requirements
- Participate in sprint planning,



requirement reviews and design discussions to make sure solutions reflect real-world title practice
- Review AI and automation outputs for accuracy and help refine logic, prompts, extraction rules and exception handling
- Identify opportunities to automate manual steps and prioritize them by business impact

Testing and Quality Standards

- Design test scenarios and test cases using real-world title files, including complex and high-risk scenarios
- Conduct user acceptance testing (UAT), log defects clearly and verify fixes before release
- Define quality standards, accuracy benchmarks and QC checklists for automated title search and examination output
- Audit samples of automated and examiner work, track error patterns and feed findings back into the product and process

Geographic Expansion and Roadmap

- Research state- and county-specific title requirements, recording practices and data availability to assess readiness for current geographies
- Build county/state onboarding playbooks covering data sources, search parameters and jurisdiction-specific rules
- Help prioritize the expansion roadmap with product and development leadership based on feasibility, volume and complexity
- Track regulatory and underwriting changes and translate them into updated requirements and standards





Internal Training

- Train internal teams and examiners on new automation features, workflows and quality standards
- Develop SOPs, job aids and training materials that support adoption of the solutions
- Provide coaching and feedback based on QC findings and escalate recurring or high-risk issues to leadership

Required Qualifications

- 5+ years of hands-on experience in title search and examination, including full search experience (not just exam review)
- Strong working knowledge of chain of title, liens, judgments, easements, encumbrances and curative processes
- Excellent documentation skills, with the ability to turn complex processes into clear, structured requirements and SOPs
- Experience conducting quality audits or QC reviews of title work with a strong eye for accuracy and risk
- Strong communication skills and the ability to explain title concepts clearly to non-title audiences such as developers and product teams
- Detail-oriented, analytical and comfortable working in a fast-changing environment

Preferred Qualifications

- Multi-state or multi-county title search and examination experience
- Prior experience working with development, product or IT teams on automation, RPA, AI or software projects
- Experience writing user stories, test cases or performing UAT
- Familiarity with title production software (e.g., Qualia, SoftPro, ResWare) and county recording portals
- Familiarity with underwriting guidelines from major title underwriters
- Experience as a trainer, team lead or QC lead within title operations
