About the Role

When a building has a serious problem, such as a basement that won't stop leaking, a factory floor that's breaking apart, or a structure that needs strengthening, a standard treatment is not enough. It needs a specialist.

We are looking for a Project Manager who will build and own Building Doctor's specialised projects business across our franchise network: epoxy flooring, waterproofing systems, PU injection grouting, structural strengthening and retrofitting. You will be the technical authority, the commercial owner, and the person our franchise partners rely on to win and deliver these projects.

This role involves regular travel to franchise locations and project sites.

Key Responsibilities

Building the Specialised Project Pipeline

- Work with the Franchise Development team and Business Development Managers to identify franchises with specialised project potential.
- Train franchise teams to recognise, qualify and escalate specialised enquiries.
- Lead customer, consultant and architect meetings for high-value opportunities, along with the franchise partner.
- Own technical proposals, specifications and pricing for specialised projects across the network.

Technical Governance

- Approve method statements, specifications and product systems before work is committed.
- Resolve complex diagnosis cases, including structural strengthening, retrofitting and injection grouting decisions.
- Conduct quality audits at site and enforce stage-wise inspection discipline.

Delivery and Commercial Control

- Own the schedule,



budget and margin for every specialised project.
- Control rework, wastage and idle manpower cost, and step in early when a site starts slipping.
- Ensure proper handover documentation, including warranty records, for every completed project.

Capability and Safety

- Train and develop Project Engineers, and build applicator capability across the franchise network.
- Own safety governance at all sites under your charge.
- Handle escalations from franchise partners and close them with documented resolution.

What Success Looks Like

- Value and number of specialised projects won through franchise partners, growing quarter on quarter.
- Projects completed on or before the committed handover date.
- No repeat leakage or failure claims on treated areas within the warranty period.
- Project Engineers capable of running a specialised site independently.

What We Are Looking For

Must have:

- B.E. / B.Tech in Civil Engineering
- 5 to 7 years in building repair, rehabilitation or construction chemicals, including at least 2 years managing multiple sites and a team
- Hands-on experience in epoxy flooring, waterproofing systems, PU injection grouting, structural strengthening and retrofitting
- Sound working knowledge of relevant Indian Standards (IS codes) and failure diagnosis
- Fluent in English and Tamil (spoken and written)
- Based in Chennai or willing to relocate to Chennai
- Willing to travel up to 80% of the month (travel expenses reimbursed as per company policy)

Good to have:

- M.Tech in Structural Engineering
- Experience working with franchise or dealer networks
- Experience with project scheduling and cost-tracking tools
