Company overview
We are a US-based hospitality company operating vacation rental cabins and resort units in a popular leisure destination in the United States. Our US operations team includes front desk staff, an operations coordinator and maintenance technicians, supported by outside cleaning and repair partners.
We are growing and are building a senior leadership team to run our operations to a consistent, high standard.
Position summary
We're hiring a Senior Maintenance Lead, based in India and working US Eastern hours, to own the condition of every unit: HVAC, swimming pool and hot tubs, appliances, plumbing and electrical, internet, and life-safety equipment such as smoke and CO alarms and fire extinguishers.
You won't be on site. Our on-site maintenance technician and local US vendors are your hands. You troubleshoot live with guests and technicians by phone and video, decide what gets fixed, by whom and how fast, and build the preventive program that catches problems before a guest does.
This is a hands-on role, not a desk job overseeing others. You work remotely and directly with our US team and vendors every day. It suits someone who has run maintenance across multiple properties and still likes doing the work.
Key responsibilities
Guest issues and repairs
- Own every maintenance ticket from guest report to verified closure; first response within 15 minutes during shift.
- Troubleshoot remotely with guests and technicians using phone, video and photos: thermostats, tripped breakers and GFCI outlets, hot tub error codes, router resets, appliance faults.
- Decide the fix path (talk the guest through it, dispatch our technician, or call a vendor) and set priority by guest impact. No heat or AC, no hot water, hot tub down, leaks and lockouts are same-day.
- Work with the front desk on what the guest is told, compensation recommendations, and moving guests when a unit cannot be fixed.
Preventive maintenance
- Build and run a preventive calendar for every unit: HVAC filters and twice-yearly service, hot tub water, filter and chemical schedule, pool chemistry and seasonal opening and closing, dryer vents, water heaters, smoke and CO alarm tests, fire extinguisher inspections, decks and exterior.
- Set the inspection standard housekeeping follows at each turnover, so problems are logged before the next check-in.
- Track repeat failures by unit and appliance, and fix the cause rather than the symptom.
Processes and knowledge base
- Create and improve the processes the team uses to report, triage, dispatch and close maintenance issues, so issues get fixed faster and with fewer handoffs.
- Build and maintain a company maintenance knowledge base: common issues per unit and appliance, step-by-step troubleshooting guides, how each was fixed, manuals, and vendor contacts.
- Train the front desk and housekeeping teams to use it, so they can solve straightforward issues with guests without escalating.
Technician and vendors
- Plan and prioritize the on-site maintenance technician's daily work.
- Find, vet and onboard local vendors and maintenance crews across our properties (HVAC, pool and spa, plumber, electrician, appliance repair, internet provider, pest control, locksmith, handyman) with a backup for each and agreed response times.
- Get quotes, approve work within your spending limit, and confirm completion with photos before a job is closed or paid.
- Build lasting relationships with vendors and crews so we get priority response, fair pricing and consistent quality.
- Drive cost-effective, on-time completion: compare quotes, negotiate rates, and track each vendor's cost, response time and repeat-visit rate.
Assets, spend and compliance
- Keep an asset register per unit: make, model, serial number, install date, warranty and service history.
- Manage maintenance spend against budget and bring repair-or-replace decisions with the numbers.
- Keep life-safety equipment and local short-term rental and pool requirements current.
- Get newly acquired units maintenance-ready: inspection, asset capture and preventive schedule.
Reporting
- Weekly report: open tickets and their age, repeat issues, preventive tasks completed on time, spend against budget, and maintenance mentions in guest reviews.
Qualifications
Required
- 10+ years in building maintenance, including 3+ years as a maintenance manager or supervisor overseeing technicians and outside contractors across multiple properties.
- A trade background: you started as a technician or engineer and can diagnose a fault from a description, a photo or a video.
- Direct experience with US systems (ducted HVAC and heat pumps, 120/240V electrical, US plumbing and tank water heaters, pool and spa equipment and water chemistry), gained working in the US or supporting US properties remotely.
- Fluent spoken and written English. You communicate clearly and confidently by phone, video and text with people in the US: guests, vendors, contractors, clients and our team. You can calm an upset guest and hold a vendor to a schedule.
- Daily use of a work-order system (Breezeway, ServiceChannel, Corrigo, Maximo or similar) and spreadsheets.
- Able to work US Eastern hours (India night shift) long term.
- Self-starter and problem solver: you spot issues and fix them without being told,
and stay motivated working remotely.
- Highly organized: you manage many open tasks at once, prioritize by urgency and guest impact, and work with internal teams and outside vendors to get every job finished.
Preferred
- Diploma or degree in mechanical or electrical engineering; US HVAC certification (EPA 608) or Certified Pool Operator (CPO).
- Chief or Assistant Chief Engineer at a US-brand hotel or resort, or maintenance lead for US property management or vacation rentals.
- Experience at a US facilities remote support center in India, dispatching US technicians.
- Mountain or rural property experience: well pumps, septic, freeze protection.
Work schedule
- This role works alongside our US team, Monday to Saturday (six days a week). Your shift will fall within our US office hours of 8:00 AM – 11:00 PM Eastern Time (about 5:30 PM – 8:30 AM India time).
- Must remain available on Zoom throughout the working day with camera ON, except for reasonable breaks.
- Must have a professional dedicated desk/workstation, reliable high-speed internet, computer, webcam, and headset.
- Weekend and holiday availability may be required.
- On-call for urgent operational issues only.
Ideal candidate A former technician who became a chief engineer or facilities manager, then spent years keeping US properties running from a distance. You talk in tickets, response times and repeat failures, and when asked what you last fixed with your own hands, you answer with a brand, a model and a part.
Pay: ₹75,000.00 - ₹100,000.00 per month
Benefits
- Paid time off
- Work from home
Application Question(s):
- Which US properties or US equipment have you personally worked on? Name the brands and models, and describe the last repair you did with your own hands.
- It is 11 PM US Eastern. A guest texts that the hot tub is lukewarm and the panel shows a flow error. They drove six hours to get here. What do you do in the next 30 minutes, in order, and what exactly do you text the guest?
- It is July and 95°F outside. A guest says the AC is running but the unit is 82°F inside. You are on a video call with them. What do you check, in order?
- Build a preventive maintenance calendar for one vacation rental cabin covering HVAC, hot tub, smoke and CO alarms, dryer vent and water heater. How often is each done, who does it, and how do you confirm it was done?
- Tell us about a vendor or contractor who kept letting you down. What did you do, what happened, and what part of the problem was your fault?
- This role works Monday–Saturday (six days a week) on a shift within 8:00 AM – 11:00 PM US Eastern Time, which is roughly 5:30 PM – 8:30 AM India time. It is a night-shift role in India. Can you commit to this schedule long-term?
