Mentorship: Head – Engineering Operations

ROLE PURPOSE

Own the overall operation and upkeep of BE Stellar Pharma R&D; Park as it moves from project execution to operations. About 1.5 lakh sq. ft. is already occupied by the BE Vaccines Division; the balance is in commissioning, handover and tenant readiness. Primary estate-level contact for tenants and stakeholders, working under BE Real Estate with technical mentorship from Engineering Operations.

A hands-on role with high ownership and independent decision-making, including support for the park’s IGBC Platinum and LEED Gold pre-certifications during the three-year monitoring period.

KEY RESPONSIBILITIES

- Estate Operations: Run daily operations; set procedures, service standards and escalation paths; coordinate security, housekeeping, landscaping and other services to a Pharma R&D; standard.
- Engineering, MEP & Utilities: Oversee HT/LT power, DGs, HVAC/chillers, boilers, compressed air, nitrogen/gases, water, STP, fire systems, lifts and BMS; ensure PM/predictive maintenance, quick breakdown restoration and utility monitoring.
- Handover & Transition: Take over buildings from Projects; secure as-built drawings, O&M; manuals, warranties and test reports; build the asset register; close snags and defects.
- Tenant Management: Manage onboarding, access, fit-outs, complaints and service satisfaction, with Leasing, without compromising safety or standards.
- Commercial / CAM: Support budgets and CAM, track opex, coordinate recoveries with Finance, find cost savings and plan operational CAPEX.
- Vendors & Contractors: Manage MEP, security, housekeeping, landscaping and specialist vendors; enforce SLAs, review performance, ensure backup for critical services.
- Safety & Statutory Compliance:



Maintain certificates and inspections; keep fire and life-safety systems live; run emergency response, drills and business continuity.
- Sustainability: Maintain energy, water and waste data and documentation for IGBC/LEED; drive efficiency initiatives.
- Asset & Estate Management: Plan lifecycle repairs and replacements; oversee common areas, parking, landscaping and presentation standards.
- Reporting: Periodic reports to Senior Management on operations, tenants, utilities, vendors, opex, sustainability, compliance and CAPEX. Expected to identify problems, propose solutions and drive closure.

KEY DELIVERABLES Reliable Park and critical-utility operations; high tenant service; timely snag closure; vendor SLA adherence; controlled opex and CAM; statutory, safety and environmental compliance; emergency preparedness; lower energy and utility use; IGBC/LEED support; smooth transition of remaining facilities to Operations.

QUALIFICATIONS & EXPERIENCE

- Education: BE/B.Tech (Mechanical, Electrical or Civil preferred); facility/estate/property management qualification is an advantage.
- Experience: 10–15 years in estate, facility or property management of large commercial, industrial, life sciences, R&D; or institutional facilities, with robust MEP, utilities and building operations exposure.
- Preferred: Multi-building campuses or business parks; managing an occupied facility during construction/fit-out; Pharma/Life Sciences/R&D; background; vendor and budget control; tenant and CAM exposure; green-building certification experience.
