Role & responsibilities

- Lead the quantity surveying and commercial management functions for high-rise luxury residential apartment projects.

- Oversee preparation and review of BOQs, quantity take-offs, cost estimates, and project budgets.

- Manage tendering activities, contractor evaluations, commercial negotiations, and contract awards.

- Review and approve contractor bills, RA bills, variation claims, and final account settlements.

- Monitor project costs, cash flow, budget utilization, and cost forecasts to ensure financial control.

- Identify cost-saving opportunities without compromising the quality and specifications of luxury residential projects.

- Manage contractual claims, variations, and commercial disputes in coordination with project and legal teams.

- Lead and guide the QS team to ensure accurate quantity measurement, cost reporting, and timely commercial submissions.

- Coordinate with project managers, consultants, procurement, finance, and contractors on commercial and contractual matters.

- Prepare and present cost reports, budget variance analyses, and commercial performance updates to senior management.
