Head - Integrated Facilities Management (IFM)

Location: Bangalore

Role Overview & Purpose

- Purpose: Ensure secure, compliant, efficient, and cost-effective facility operations while driving business continuity.
- Experience Required: 10 to 15 years of experience in IFM, large corporate settings, or industrial/manufacturing environments.
- Education: Bachelors Degree in Engineering (Mechanical, Electrical, or Electronics); an MBA or PGDM is preferred.

Key Responsibilities

- Develop, own and deploy the Real Estate & Facility Management Strategy for India, including GSC, in line with the Global Real Estate Strategy and GSC Sustainability priorities.
- Lead a diverse team covering Facility Management, Security and External Integrated Facility Management (IFM) services.
- Build and implement a comprehensive Real Estate Facility Management Strategy for India.
- Drive IFM performance indicators, KPIs/KRAs and operational targets in line with regional and global expectations.
- Operations Management: Oversee day-to-day soft and hard facility services, including housekeeping, security, transport, canteen services, pest control, horticulture, and office administration.
- Utility Oversight: Manage critical infrastructure such as HVAC, electrical systems, DG sets, water treatment (STP/WTP), compressed air, and fire protection systems to guarantee high operational uptime.
- Compliance & Safety: Maintain strict statutory compliance with EHS (Environment, Health, and Safety), Fire & Life Safety, labor laws, and the Factory Act.
- Vendor & Contract Governance: Lead vendor management, monitor SLAs and KPIs, conduct audits, and execute continuous service improvements.




- Financial & Resource Management: Handle operating expense budgets, cost optimization, energy conservation initiatives, and capital project support.
- Leadership & Reporting: Lead in-house teams and outsourced partners, foster a strong safety culture, and prepare MIS reports and executive dashboards for leadership.

Work Experience in:

- Manufacturing Industries Mechanical, Electrical & Electronics
- OEMs for various Facilities equipment: Air Compressors, HVAC, DG sets, UPS , Industrial equipment

No. of years of experience: 20-25 years- Multi-location experience would be an advantage.

Education: BE/ BTech (Any)

Core Expertise:

- O & M of Plant Facilities - Mechanical, Electrical, HVAC, Surveillance systems, Water Treatment Plants (RO,UF,STP, ETP)
- Soft Services & Cafeteria operations- at control level
- Transportation - Support to HR for smooth operation of transportation wing
- Building Maintenance
- Coordination with Project team
- Working with external IFM partners
- Performance tracking through KPIs and KPRs
- Monthly Management Reviews
- Tracking deliverables in terms of equipment, & services up time, cost of operations
- Budgeting of FM activities and continuous monitoring of expenses through IFM partners
- Digitalization of IFM activities
- Brown field projects, Upgradation of plant infrastructure (Asset Preservation/Management)
- Compliance with the Statutory requirements- site/state-specific
- Liaison with Govt. Authorities
- Electricity Board/Electrical Inspectorate
- State Pollution Control Board
- Land authorities
