Job Summary

The General Manager will lead the day-to-day operations and business growth of All

Warehouses & Industrial Parks Private Limited, with overall responsibility for leasing and sales performance, landlord and client relationships, team management, and process discipline. The role will work closely with the Managing Director to turn strategy into results,

build a high-performing team, and ensure that mandates convert into closed deals.

Key Responsibilities

Business Leadership & Revenue:

- Own the leasing and sales targets, revenue, and pipeline; plan, track, and review

performance weekly and monthly.
- Drive business growth across warehouses, factories, industrial parks, and related

segments in line with the Managing Director's direction.
- Lead negotiations and closures with clients and landlords, including commercial

terms, letters of intent, and lease or sale documentation, in coordination with legal advisors.
- Identify current markets, micro-markets, and partnership opportunities, and recommend

pricing and positioning based on market intelligence. Mandates, Landlords & Clients:
- Manage the portfolio of exclusive property mandates, ensuring listings, data, photos,

and availability are accurate and actively marketed.
- Build and maintain strong relationships with landlords, developers, brokers, and key

clients.
- Oversee client requirement matching, site visits, and follow-ups to maximize

conversion and client satisfaction.

Team Management

- Lead and mentor the sales, tele-calling, administration, and support teams; set clear

goals and conduct regular performance reviews.
- Guide recruitment, onboarding, training, and retention in coordination with HR.
- Build a culture of accountability, ownership, and professional conduct.

Marketing, CRM & MIS:
- Oversee lead generation through digital marketing, Google Ads, property portals, and

referral networks,



and review cost per lead and conversion.
- Ensure disciplined use of the Company CRM and dashboards; review pipeline

hygiene and data quality.
- Present accurate MIS, forecasts, and performance reports to the Managing Director

on a regular basis. Operations, Compliance & Finance:
- Develop, implement, and monitor SOPs and processes for leasing, documentation,

and client servicing.
- Ensure due diligence on properties and compliance with legal, statutory, and

regulatory requirements.
- Support budgeting, cost control, brokerage and fee collections, and coordination with

accounts.
- Coordinate with HR and administration on manpower, policies, and office operations.
- Perform any additional responsibilities assigned by the Managing Director from time

to time. Qualifications & Experience:
- Graduate in any discipline; MBA or equivalent post-graduate degree in Business /

Real Estate / Management preferred.
- 1015 years of experience in sales, leasing, or business operations, with at least 5

years in a senior leadership role.
- Prior experience in industrial or warehouse real estate, or in commercial real estate,

is strongly preferred.
- Proven track record of achieving revenue targets and closing high-value deals.
- Strong negotiation, communication, and relationship-building skills.
- Working knowledge of lease and sale documentation, due diligence, and the Chennai

and Tamil Nadu industrial market.
- Proficient in MS Office / Google Workspace, CRM systems, and MIS reporting.
- Willingness to travel for site visits and client meetings as required.
