Position Overview

We are looking for an experienced Land Acquisition from the real estate sector with a proven track record of identifying, evaluating, negotiating, and acquiring land parcels for residential, commercial, and mixed-use developments. The candidate must have 10+ years of relevant experience and should have successfully closed at least 2 land acquisition transactions in Bangalore.

Key Responsibilities

- Identify and source strategic land parcels for residential, commercial, plotted development, and mixed-use projects.
- Conduct market research and feasibility analysis to evaluate development potential.
- Lead end-to-end land acquisition activities including land sourcing, negotiations, due diligence, agreement execution, and registration.
- Coordinate with legal teams for title verification, encumbrance checks, and risk assessment.
- Establish and maintain relationships with landowners, brokers, consultants, and government authorities.
- Negotiate commercial terms and ensure cost-effective acquisition of land assets.
- Manage land aggregation opportunities and joint development agreements (JDAs), joint ventures (JVs), and outright purchases.
- Facilitate land conversion,



approvals, and statutory clearances in coordination with internal and external stakeholders.
- Maintain accurate transaction records and acquisition documentation.
- Monitor local real estate market trends, land values, and competitor activities.

Required Qualifications

- Bachelor's Degree in any discipline; MBA/PGDM preferred.
- 10+ years of experience in Land Acquisition within Real Estate Developers.
- Demonstrated experience in acquiring land for residential, commercial, township, plotted development, or mixed-use projects.
- Must have successfully closed at least 2 land acquisition transactions from identification to registration/transaction completion.
- Robust understanding of Karnataka land laws, land conversion processes, revenue records, zoning regulations, and approval procedures.
- Experience handling JDAs, JV structures, and outright land purchases.
- Excellent negotiation, networking, and stakeholder management skills.
- Strong local market knowledge of Bangalore and surrounding growth corridors.
