About the Role

We are looking for a results-driven National Expansion / Property Acquisition Manager to drive the company's expansion through strategic property sourcing and acquisition across India.

The ideal candidate should have a strong background in real estate, hospitality sourcing, and property acquisition, along with an established network of brokers, property owners, and real estate consultants. The role will involve identifying potential markets, evaluating properties, negotiating commercial terms, and driving acquisitions from initial sourcing to final closure.

Key Responsibilities & KRAs

- Property Sourcing & Acquisition: Identify, source, and acquire suitable properties across key Indian markets in line with the company's expansion plans and business requirements.
- Broker Network Development: Build and maintain a strong network of real estate brokers, consultants, developers, and property owners to ensure a consistent pipeline of acquisition opportunities.
- Market Research & Feasibility: Evaluate potential locations and properties based on demand, accessibility, property specifications, rental benchmarks, and commercial viability.
- Commercial Negotiations: Lead discussions with property owners, negotiate rental terms, deposits, lock-in periods, lease conditions, and other commercial arrangements to secure viable deals.
- Deal Closure & Documentation:



Drive the acquisition process from initial discussions and site visits to feasibility approvals, due diligence, documentation, and final closure.
- Expansion Pipeline Management: Maintain a structured database of property leads, acquisition status, negotiations, and closures. Ensure regular follow-ups and timely movement of opportunities through the acquisition funnel.
- Cross-functional Coordination: Work closely with Operations, Finance, Legal, and Management teams to assess property suitability, validate commercials, and ensure smooth property onboarding.
- Market Intelligence: Track real estate trends, competitor activity, rental movements, and emerging opportunities to support informed expansion decisions.

Required Skills & Qualifications

- Minimum 3+ years of relevant experience in real estate acquisition, hospitality sourcing, property expansion, or a similar role.
- Strong and active broker network across relevant Indian markets.
- Proven experience in property sourcing, commercial negotiations, and deal closures.
- Strong understanding of rental markets, lease structures, and property feasibility.
- Excellent networking, communication, negotiation, and stakeholder management skills.
- Ability to independently manage acquisition pipelines and travel across cities as required.
