Role & responsibilities
Lead the quantity surveying and commercial management functions for high-rise luxury residential apartment projects.
Oversee preparation and review of BOQs, quantity take-offs, cost estimates, and project budgets.
Manage tendering activities, contractor evaluations, commercial negotiations, and contract awards.
Review and approve contractor bills, RA bills, variation claims, and final account settlements.
Monitor project costs, cash flow, budget utilization, and cost forecasts to ensure financial control.
Identify cost-saving prospects without compromising the quality and specifications of luxury residential projects.
Manage contractual claims, variations, and commercial disputes in coordination with project and legal teams.
Lead and guide the QS team to ensure accurate quantity measurement, cost reporting, and timely commercial submissions.
Coordinate with project managers, consultants, procurement, finance, and contractors on commercial and contractual matters.
Prepare and present cost reports, budget variance analyses, and commercial performance updates to senior management.
