About the Role

Sameera Estates is looking for an experienced Land Acquisition Manager to identify, evaluate, negotiate, and acquire suitable land parcels for real estate development projects. The ideal candidate should have strong knowledge of land sourcing, landowner negotiations, property documentation, due diligence, and local real estate markets.

Key Responsibilities

- Identify and source suitable land parcels for residential and commercial real estate development.
- Build and maintain relationships with landowners, brokers, channel partners, local agents, and other stakeholders.
- Negotiate land purchase prices, commercial terms, payment schedules, and agreements with landowners.
- Conduct preliminary feasibility assessments based on location, connectivity, development potential, and market demand.
- Coordinate legal and technical due diligence, including title verification, encumbrance certificates, patta, chitta, survey records, and other relevant property documents.
- Work closely with the legal, finance, technical, and leadership teams to evaluate land acquisition proposals.
- Coordinate land surveys, site inspections, document collection, and verification of ownership details.
- Assess acquisition costs, expected project returns, and potential risks in coordination with the finance and project teams.
- Support preparation of land acquisition proposals, cost estimates, negotiation summaries, and management reports.




- Track acquisition progress from initial identification and negotiation through agreement execution and registration.
- Maintain a database of available land parcels, landowners, brokers, pricing, and acquisition status.
- Ensure compliance with applicable property laws, documentation requirements, and internal approval processes.

Required Skills

- Strong negotiation, communication, and relationship-management skills.
- Knowledge of land sourcing, property transactions, and real estate development.
- Understanding of property title documents and land due diligence.
- Ability to assess land value, development potential, and acquisition risks.
- Strong networking skills with landowners, brokers, and local market stakeholders.
- Valuable coordination, reporting, and documentation skills.
- Proficiency in MS Excel and other basic reporting tools.
- Willingness to travel for site visits and landowner meetings when required.

Educational Qualification

- Bachelor’s degree in Business Administration, Commerce, Civil Engineering, Real Estate, or a related discipline.
- Relevant experience in land acquisition and real estate development is preferred.

Preferred Candidate Profile

- Minimum 5 years of relevant experience in land acquisition, land sourcing, or real estate business development.
- Experience working with a real estate developer is preferred.
- Candidates with a proven track record of land identification, landowner negotiations, and successful acquisition closures will be prioritised.
- Knowledge of the Chennai and Tamil Nadu land markets will be an advantage.
