Facility Manager – Residential ApartmentsRoles and Responsibilities:

1. Facility Operations: Manage day-to-day operations of residential apartments and ensure smooth functioning of all facilities.
2. Technical Maintenance: Supervise electrical, plumbing, HVAC, DG, lifts, STP, WTP, and fire safety systems.
3. Soft Services: Monitor housekeeping, security, landscaping, pest control, and waste management.
4. Team Management: Manage technicians, housekeeping staff, security personnel, and other service teams.
5. Preventive Maintenance: Plan and monitor preventive maintenance schedules to avoid breakdowns.
6. Resident Management: Handle resident complaints, service requests, and queries promptly.
7. Vendor Management: Coordinate with vendors and contractors for maintenance and repair work.
8. Budget Control: Monitor operational expenses, maintenance costs, and resource utilization.
9. Safety and Compliance: Ensure statutory compliance, fire safety, emergency preparedness, and workplace safety.
10. Client Coordination: Coordinate with the Association, RWA,



or Apartment Management Committee.
11. Documentation and Reports: Maintain maintenance records, incident reports, attendance, checklists, and monthly MIS reports.
12. Quality Control: Conduct regular site inspections and ensure service quality and SLA compliance.

Requirements:

- Experience: 3–7 years in Residential Apartments / Gated Communities.
- Qualification: B.E. / B.Tech – Electrical.
- Experience in both Technical and Soft Services is mandatory.
- Solid team management, maintenance, and resident coordination skills.
- Knowledge of preventive maintenance, vendor management, and facility operations.
