About the Community

Arihant Escapade Flat Owners Association (AEFOA) is a 280-apartment gated residential community located in Thoraipakkam, Chennai. The Technical Engineer plays a critical role in ensuring the seamless operation of all technical amenities.

Role Summary

Reporting directly to the Facility Manager, the Technical Engineer oversees and manages all technical and maintenance aspects of the property. This includes maintaining equipment, machinery, STP plants, 19 lifts, electrical networks, and plumbing systems across the community's blocks. Working hours are Monday to Saturday, 9:00 AM to 6:00 PM.

Key Responsibilities

Operations & Maintenance

- Oversee and manage the maintenance of all technical assets including electrical panels, plumbing systems, STP (Sewage Treatment Plant), WTP (Water Treatment Plant), and DG (Diesel Generator) sets.
- Execute Periodic Preventive Maintenance (PPM) and manage breakdown maintenance for all technical equipment and 19 lifts.
- Conduct regular site rounds to maintain assets, enforce SOPs, check for wear and tear, and proactively identify technical issues.
- Compile, update, and rigorously implement Standard Operating Procedures (SOPs) for technical assets and safety procedures.

Vendor & Service Management

- Obtain estimates, quotations, and scope of work details from technical vendors.
- Manage outsourced vendor manpower, ensuring proper rosters, attendance, and adherence to working hours.




- Interact and follow up with vendors regarding AMCs (Annual Maintenance Contracts), service quality, and bill clearances.

Resident Support & Coordination

- Attend to resident calls and support tickets regarding electrical, plumbing, water meters, and pest control within defined SLAs.
- Assist the housekeeping (HK) team with technical aspects of waste management and common area maintenance.
- Ensure minimal downtime of critical services (water, electricity, lifts) and provide immediate response to technical emergencies.

Qualifications & Desired Skills

- Degree or Diploma in Electrical, Mechanical, or Civil Engineering.
- Proven experience in technical maintenance within large residential or commercial properties.
- Robust diagnostic and troubleshooting skills for plumbing, electrical, and mechanical systems.
- Basic computer skills with expertise in Word and Excel.

Pay: ₹25,000.00 - ₹30,000.00 per month

Ability to commute/relocate:

- Okkiyam Thuraipakkam, Chennai, Tamil Nadu: Reliably commute or planning to relocate before starting work (Preferred)
