Job Summary

We are looking for an experienced Land Sourcing / Land Acquisition Manager to identify, evaluate, negotiate, and source strategic land parcels for commercial real estate development in Pune.

The ideal candidate will have strong connections with landowners, property brokers, real estate consultants, developers, and relevant government authorities, along with a sound understanding of land feasibility, commercial viability, and the Pune real estate market.

The role involves building a strong land acquisition pipeline, evaluating potential opportunities, coordinating due diligence, and working closely with internal teams to convert land opportunities into commercially viable projects.

Key Responsibilities

1. Land Sourcing & Market Research

- Identify and source suitable land parcels for commercial real estate development through direct networking, broker networks, consultants, and market research.
- Build and maintain a strong pipeline of potential land acquisition opportunities across Pune and its growth corridors.
- Monitor emerging real estate micro-markets, infrastructure developments, road connectivity, and upcoming commercial hubs.
- Develop market intelligence on land availability, prevailing rates, development potential, and competing projects.

2. Land Acquisition & Negotiation

- Establish and maintain relationships with landowners, property brokers, developers, investors, and institutional landholders.
- Initiate discussions and negotiate commercial terms with landowners and other stakeholders.
- Evaluate land deals based on acquisition cost, development potential, commercial viability, and strategic fit.
- Support transaction structuring and negotiations to secure commercially attractive land opportunities.

3. Land Feasibility & Commercial Evaluation

- Conduct preliminary assessments of shortlisted land parcels.
- Evaluate location suitability,



plot size, accessibility, zoning, permissible FSI, development potential, infrastructure availability, and surrounding developments.
- Coordinate with Finance, Legal, Design, Strategy, and Technical teams to assess feasibility and investment potential.
- Prepare land proposals, opportunity assessments, and commercial evaluation reports for management review.

4. Due Diligence & Regulatory Coordination

- Coordinate legal, technical, financial, and title due diligence with internal teams and external consultants.
- Facilitate verification of land documents, ownership records, encumbrances, zoning, and applicable development regulations.
- Liaise with relevant government authorities, legal consultants, and other stakeholders for regulatory information and statutory compliance.
- Track due diligence activities and support the acquisition process through key approval milestones.

5. Relationship & Stakeholder Management

- Develop a strong network of landowners, local brokers, channel partners, property consultants, and industry contacts.
- Build long-term relationships to generate consistent and quality land acquisition opportunities.
- Maintain confidentiality and professionalism while handling sensitive land transactions.

6. Pipeline Management & Reporting

- Maintain an updated database of available land parcels, landowners, commercial terms, and acquisition status.
- Track opportunities from initial identification through feasibility, negotiation, due diligence, and acquisition.
- Submit regular market updates, acquisition pipeline reports, and recommendations to senior management.
- Achieve sourcing targets while maintaining the quality and commercial viability of opportunities.

Candidate Profile & Eligibility
- Experience:



8-14 years of relevant experience in land sourcing or land acquisition.
- Experience with a real estate developer, commercial real estate company, real estate investment firm, or land advisory/IPC team is preferred.
- Strong understanding of the Pune real estate market and its commercial development corridors.
- Proven experience in sourcing land parcels and progressing opportunities towards commercial development.
- Established network of landowners, brokers, consultants, and relevant market stakeholders.
- Strong negotiation, communication, networking, and relationship management skills.
- Ability to evaluate land opportunities from a commercial and development feasibility perspective.
- Graduate in any discipline is mandatory. Background in Urban Planning, Real Estate, Law, or Business Management will be an advantage.
- Fluency in Marathi is essential.
