Job Summary

Golden Homes Pvt. Ltd. is looking for an experienced and detail-oriented Quantity Surveyor (QS) with a minimum of 5 years of relevant experience in residential or building construction.

The candidate will be responsible for quantity estimation, rate analysis, costing, material planning, measurement verification, contractor billing, and cost control throughout the project lifecycle. The ideal candidate should have strong knowledge of construction quantities, materials, rates, and documentation, with the ability to coordinate effectively with site teams, contractors, vendors, consultants, and management.

Key Responsibilities

- Prepare detailed quantity take-offs and estimates for civil and construction works.
- Review architectural, structural, and service drawings to prepare accurate quantities.
- Prepare BOQ (Bill of Quantities) for various construction activities.
- Prepare detailed cost estimates and budgets for construction projects.
- Conduct rate analysis for materials, labour, and various construction activities.
- Verify site measurements and quantities executed by contractors.
- Check and verify contractor and subcontractor bills before submission for approval.
- Prepare and maintain measurement sheets, abstracts, and quantity records.




- Monitor project costs against approved budgets and identify variations.
- Track material consumption and compare actual quantities with estimated quantities.
- Identify and report material wastage, excess consumption, and cost variations.
- Prepare material requirement statements based on project quantities and work progress.
- Coordinate with Site Engineers and Project Managers to verify actual site quantities.
- Evaluate additional works, variations, and deviation quantities.
- Assist in preparing rate quotations and comparing vendor/subcontractor quotations.
- Obtain and compare quotations from suppliers and subcontractors.
- Maintain proper documentation of BOQs, estimates, measurements, bills, variations, and cost reports.
- Prepare regular cost and quantity reports for management review.
- Assist in project budgeting, forecasting, and cost-control activities.
- Ensure all quantities and billing are supported by proper site measurements and documentation.
- Coordinate with the Accounts and Projects teams regarding contractor payments and billing requirements.

Candidate Requirements

- Bachelor’s Degree / Diploma in QuantitySurvey.
- Minimum 5 years of relevant experience in construction / real estate projects.
- Robust experience in residential building construction will be preferred.




- Good knowledge of BOQ preparation, quantity take-off, rate analysis, estimation, and costing.
- Strong understanding of construction materials, labour rates, and construction methods.
- Experience in checking contractor bills and site measurements.
- Ability to read and interpret architectural and structural drawings.
- Good knowledge of Excel and quantity estimation tools.
- Strong numerical and analytical skills.
- Excellent attention to detail and documentation skills.
- Good communication and coordination skills.
- Ability to work independently and coordinate with multiple project teams.

Preferred Experience

Candidates with experience in residential apartments, villas, individual houses, commercial buildings, or real estate construction projects will be preferred.
