Quantity Surveyor (Interior Fit-Out)

Job Summary We are looking for a detail-oriented Quantity Surveyor with experience in commercial interior fit-out projects. The candidate will be responsible for quantity estimation, BOQ preparation, cost analysis, billing, variation management, and cost control. The role requires close coordination with the Design Team, Planning & Estimation Coordinator, Procurement Team, Project Manager, and onsite teams to ensure accurate costing and effective project execution.

Key Responsibilities

1. Quantity Take-Off & BOQ Preparation

- Study architectural drawings, interior layouts, specifications, and scope of work.
- Prepare detailed quantity take-offs and BOQs for civil, carpentry, false ceiling, flooring, painting, electrical, plumbing, and other interior fit-out works.
- Verify quantities against drawings, site measurements, and project requirements.
- Identify discrepancies, missing items, and scope gaps before execution.

1. Estimation & Cost Analysis

- Prepare detailed project cost estimates and rate analysis.
- Collect and compare quotations from vendors and subcontractors.
- Prepare cost comparison statements and assist in finalizing competitive rates.
- Evaluate material, labour, and subcontractor costs.
- Support tender preparation and commercial negotiations.

1. Client Billing & Subcontractor Billing

- Prepare client running account (RA) bills and final bills as per contract terms.
- Verify subcontractor bills against actual site measurements, BOQs, and work completion.
- Maintain measurement sheets and supporting documentation.
- Track billing milestones, certifications,



and outstanding payments in coordination with the relevant teams.

1. Variation & Change Order Management

- Identify additional works, deviations, and changes in project scope.
- Prepare variation statements and cost impact reports.
- Maintain records of approved and pending variations.
- Coordinate with the Project Manager and client-facing team to obtain necessary approvals before execution wherever required.

1. Cost Control & Project Monitoring

- Monitor actual project costs against the approved budget and BOQ.
- Identify cost overruns, quantity variations, and potential savings.
- Track material consumption and subcontractor costs.
- Assist in preparing project-wise cost reports and profitability statements.
- Highlight commercial risks and recommend cost-effective alternatives.

1. Internal & Site Coordination

- Coordinate with the Design Team for drawings, revisions, specifications, and quantity clarifications.
- Work with the Planning & Estimation Coordinator on estimates, BOQs, client requirements, and cost updates.
- Coordinate with the Procurement Team for material specifications, quotations, rates, and purchase requirements.
- Work closely with the Project Manager and onsite teams to verify measurements, monitor work progress, and resolve quantity-related issues.
- Coordinate with the Accounts Team for billing documentation, payment status,



and commercial records.

1. Documentation & Reporting

- Maintain BOQs, estimates, rate analysis, measurement books, bills, and variation records.
- Prepare project-wise cost sheets and billing status reports.
- Maintain proper records of approved drawings, work orders, and subcontractor agreements.
- Submit regular commercial and cost-control updates to management.

Required Qualifications & Skills

- Diploma or B.E./B.Tech in Civil Engineering or a related field.
- 2–5 years of experience in Quantity Surveying, preferably in commercial interior fit-out projects.
- Good knowledge of BOQ preparation, quantity take-off, rate analysis, billing, and cost estimation.
- Understanding of interior fit-out works, materials, drawings, and specifications.
- Proficiency in MS Excel; knowledge of AutoCAD and estimation tools is preferred.
- Solid numerical, analytical, and problem-solving skills.
- Good communication, documentation, and coordination skills.
- Ability to manage multiple projects and meet deadlines.
