Buildexa is looking for a skilled and responsible QS cum Project Manager to handle both quantity surveying and end-to-end construction project management. The candidate will be responsible for BOQ preparation, estimation, billing, cost control, site execution, project planning, material procurement, contractor coordination, and timely project completion.

The ideal candidate should have solid technical knowledge of civil construction and the ability to manage project costs, site activities, and teams efficiently.

Key Responsibilities1. Quantity Surveying and Cost Control

- Prepare detailed BOQs, quantity take-offs, and cost estimates based on architectural and structural drawings.
- Conduct rate analysis for materials, labour, and construction activities.
- Prepare and verify contractor bills, running account (RA) bills, and measurement sheets.
- Monitor project budgets, expenses, material consumption, and cost variations.
- Prepare variation statements and estimates for additional works.
- Compare vendor quotations and assist in cost-effective procurement.
- Maintain project-wise expense records, billing statements, and cost reports.
- Verify quantities executed at the site against approved BOQs and drawings.

1. Project Planning and Execution

- Manage construction activities from initial planning through execution and handover.
- Prepare project schedules, milestones, and execution plans.
- Monitor daily site progress and ensure timely completion of work.
- Coordinate with site engineers, architects, structural consultants, contractors, and vendors.
- Ensure work is carried out as per approved drawings, specifications,



and quality standards.
- Plan material requirements and ensure timely procurement and delivery.
- Identify site issues, delays, and execution challenges and take corrective action.
- Supervise civil, structural, and finishing activities.

1. Team and Contractor Management

- Coordinate and monitor site engineers, supervisors, contractors, and vendors.
- Allocate work responsibilities and track daily progress.
- Monitor contractor productivity, work quality, and compliance with agreed timelines.
- Conduct regular site inspections and project review meetings.
- Ensure proper coordination between design, procurement, accounts, and execution teams.

1. Reporting and Documentation

- Prepare daily, weekly, and monthly project progress reports.
- Maintain project documentation, BOQs, work orders, measurement sheets, bills, and material records.
- Report project costs, budget deviations, delays, and key issues to management.
- Maintain updated project-wise records and ensure timely submission of reports.
- Coordinate client updates and support project handover and snag-list closure.

Required Qualifications and Skills
- Diploma or Bachelor's degree in Civil Engineering.
- 3–6 years of relevant experience in civil construction, quantity surveying,



and project execution.
- Strong knowledge of BOQ preparation, estimation, rate analysis, and contractor billing.
- Practical experience in site execution, project planning, and cost control.
- Ability to read and interpret architectural and structural drawings.
- Proficiency in MS Excel and AutoCAD.
- Knowledge of material procurement, vendor negotiation, and construction budgeting.
- Strong leadership, communication, problem-solving, and coordination skills.

Preferred Candidate Profile
- Experience in residential buildings, villas, apartments, or commercial construction.
- Ability to independently handle both site execution and project costing.
- Strong ownership of project timelines, budgets, quality, and deliverables.
- Willingness to travel between construction sites as required.
- A proactive, organized, and result-oriented approach to work.

- Complete projects within approved timelines and budgets.
- Maintain accurate BOQs, measurements, billing, and cost records.
- Minimize material wastage and unnecessary project expenses.
- Ensure construction quality and adherence to approved drawings.
- Maintain regular site progress updates and effective team coordination.

Pay: ₹15,000.00 - ₹40,000.00 per month
