Riyasat Infra Developers Pvt. Ltd. is a real estate development company established in 2013, specializing in residential and commercial plotting, infrastructure development, and integrated township projects.

Job Purpose To identify, evaluate, negotiate, and acquire suitable land parcels for the company's plotting and township development projects, ensuring clear land titles, legal compliance, commercial viability, and timely completion of land acquisition transactions.

Key Responsibilities

1. Land Identification & Sourcing

- Identify and source suitable land parcels for residential plotting, commercial plotting, and township development projects.
- Develop and maintain a network of landowners, brokers, property consultants, and local contacts.
- Conduct preliminary assessments of land location, accessibility, size, development potential, and market value.

2. Landowner Coordination & Negotiation

- Establish and maintain relationships with landowners, farmers, brokers, and other stakeholders.
- Negotiate land purchase prices and commercial terms in line with company budgets and project requirements.
- Coordinate meetings, discussions, and site visits with landowners and management.
- Facilitate the execution of agreements, sale deeds, and other transaction documents.

3. Land Due Diligence & Documentation





- Coordinate land title verification and due diligence with the Legal Department and external legal consultants.
- Verify ownership records, 7/12 extracts, mutation entries, property cards, survey records, encumbrances, and other relevant land documents, as applicable.
- Identify potential legal disputes, ownership discrepancies, access issues, and acquisition risks.
- Ensure the timely collection and submission of land-related documents for legal scrutiny and management approval.

4. Market Research & Feasibility

- Conduct market research to evaluate prevailing land prices and acquisition opportunities.
- Assess the development potential of land parcels based on location, connectivity, surrounding developments, and project feasibility.
- Prepare comparative statements of land parcels, purchase costs, and commercial terms for management review.

5. Internal Coordination & Transaction Management

- Coordinate with Legal, Finance, Projects, Liaison, and Management teams throughout the land acquisition process.
- Track acquisition progress, approvals, documentation, payments, and registration milestones.
- Prepare regular reports on land sourcing, negotiations, pending transactions, and acquisition status.
- Ensure acquisitions are completed within approved budgets and timelines.

6. Government Liaison & Compliance

- Coordinate with relevant government departments, local authorities, and revenue officials for land records, permissions,



and applicable approvals.
- Support the team in resolving land-related documentation and administrative issues.
- Ensure compliance with applicable land acquisition, registration, and real estate regulations, in coordination with the Legal Department.

Required Skills & Competencies
- Robust negotiation, networking, and relationship management skills.
- Knowledge of land acquisition processes, land records, and property documentation.
- Understanding of real estate market trends, land valuation, and development feasibility.
- Excellent communication, coordination, and problem-solving abilities.
- Ability to manage multiple land acquisition transactions simultaneously.
- Proficiency in MS Excel, documentation, and reporting.

Preferred Candidate Profile
- Experience in land acquisition or land purchase within real estate, plotting, township development, or infrastructure projects.
- Established contacts with landowners, brokers, and local stakeholders will be an advantage.
- Willingness to travel for land inspections, negotiations, and stakeholder meetings.

Key Performance Indicators (KPIs)
- Number of qualified land parcels identified and sourced.
- Successful acquisition of suitable land within approved budgets.
- Timely completion of negotiations, due diligence, and documentation.
- Quality of land title verification and risk identification.
- Effective coordination with internal departments and external stakeholders.

Job Location: As per company requirements. Note: Candidates with relevant land purchase and acquisition experience in real estate plotting and township projects will be preferred

Pay: ₹50,000.00 - ₹70,000.00 per month
