About the Company

Champions Group is a diversified business conglomerate with group of companies operating across Real Estate, Tourism, Digital Marketing, Data Sales (DAAS), and other business verticals. At Champions Group, we foster an environment of innovation, collaboration, and professional growth.

ObjectiveWe need a senior investment professional who has substantial experience in Alternative Investment Funds (AIFs), private equity, institutional real estate investments, portfolio management and capital allocation, preferably with significant direct exposure to real estate.

This person should work closely with the Promoters and CFO and effectively take ownership of the investment and capital strategy surrounding our real estate developments.

This should not be treated as a conventional CFO, Finance Head or Treasury Head requirement.

We specifically need someone who thinks like a Fund Manager / Investment Director and understands how to maximise risk-adjusted returns while ensuring that sufficient capital remains available for development.

Experience Required· 12+ years of overall relevant experience in investment/fund management, private equity, AIFs, real estate investment platforms, institutional asset management or large family offices.

· Experience managing or having meaningful investment responsibility for several hundred crores of capital.

· Strong preference for candidates who have managed or had investment responsibility for ₹1,000 crore+ AUM / investment portfolios.

· Significant direct exposure to real estate investments and development finance.

· Experience evaluating large residential, township, mixed-use, hospitality, resort or integrated developments.

· Experience dealing with sophisticated investors, investment committees, promoters and boards.

Key Responsibilities

A. Capital StrategyThe person should develop and continuously optimise the overall capital structure for the project, including an appropriate combination of:

· Promoter equity

· AIF capital

· Private equity

· Institutional investment

· Construction finance

· Bank/NBFC funding

· Structured debt

· Mezzanine capital

· Project-level equity

· Joint ventures

· Strategic investors

· Domestic/international investors

· Customer-linked cash flows and internal accruals The objective is to ensure that capital is available when required while minimising the effective cost of capital.

B. Fund RaisingThe candidate should be capable of independently interacting and negotiating with:

· AIFs

· Private equity funds

· Family offices

· HNIs/UHNIs

· Banks

· NBFCs

· Institutional investors

· Strategic investors

· Domestic and international capital providers The person should understand how to position the development from an institutional investor's perspective, including risk, return, cash flow, security, exit and overall investment thesis.

C. Financial Modelling & Investment AnalysisThe candidate must be very strong in evaluating and building project-level models covering:

· Project cash flows

· Construction costs

· Land/development economics

· Financing costs

D. Capital AllocationThe Fund Manager should continuously assess:

Where should we deploy capital, when should we deploy it, what return should that deployment generate, and what is the risk involved?

Large capital decisions should therefore be analysed based on:

Cost → Value Creation → Cash Flow → Risk → Return.

E. Treasury & Portfolio ManagementWe also need somebody with a good understanding of portfolio management, rather than somebody whose experience stops at raising project finance.

Surplus funds or capital awaiting deployment into the project should be appropriately managed through a defined treasury/investment strategy.

Depending on liquidity requirements and approved risk parameters, the person should understand:

· Fixed-income investments

· Liquid instruments

· Debt instruments/funds

· Appropriate market-linked investments

· Duration management

· Cash-flow matching

· Counterparty exposure

· Diversification

· Liquidity management

· Risk-adjusted portfolio allocation The primary requirement is that funds should remain protected and available for project deployment while generating an appropriate return wherever possible.

F. Hedging & Risk ManagementThe candidate should have sufficient understanding of hedging and risk-management strategies relating to:

· Interest rates

· Financing costs

· Currency exposure, where applicable

· Commodity/input costs, where commercially feasible

· Market volatility

· Liquidity risks

This is not intended for speculative trading. The objective is to protect project economics and reduce avoidable financial risks.

G. Cost OptimisationThe person should work closely with the CFO, Project Head, architects, consultants, contractors and procurement teams to understand how the effective cost of the overall project can be minimised without compromising quality or long-term value.

This should include not merely negotiating costs but evaluating:

· Timing of expenditure

· Financing structure

· Interest cost

· Procurement strategy

· Contract structures

· Cash-flow planning

· Investment of temporary surpluses

· Capital recycling

· Risk mitigation

H. Investment Committee & GovernanceThe person should help establish an institutional framework for major investment decisions, where significant capital commitments clearly document:

· Investment rationale
