JOB RESPONSIBILITIES OF FACILITY ASSISTANT MANAGER

A. Knowledge of facilities management & Soft services :-

Manage FM Operations of commercial & Residential site.

Record management of preventive & breakdown maintenance, Incident report & all document file.

Dealing with client and Vendors

Asset details list and PPM Calendar

Utility area daily checklist and PPM checklist

Technical & soft services Facility management, Operations management, Maintenance operation, BMS.

Help desk management, Complaint management with job card.

Deployment, Vendor, Assets, Car parking Management, AMC tracking.

Stationary & Purchase, Attendance, Duty rosters, stock register, Risk Register, EB & CAM Payment pending collection strategies,

Preparing comparative to do any work from vendor by taking quotations

Knowledge about how to Generate Utilities & Maintenance bill through Society management app or Excel sheet.

Knowledge about Society management app like My gate, No Brokerhood, Apna Complex & Farvision App.

EB, DG & CAM Payment collection & payment reconciliation.

Knowledge about how to maintain the relation between Developer & RWA for make a smooth operation of site.

Optimizing man & machine utilization to achieve preset operation targets.

Maximum manpower management of housekeeping, horticulture, Security, Club House, Accounts & E & M team.

B. Operational Knowledge of following Electromechanical system :-

HT line and GO switch.

O & M of Transformer like dry, oil & USS.

Breakers- RMU, VCB, ACB, MCB, MCCB.

DG Sets supply & troubleshooting.

Installation and connection of 3 phase and single phase motor.

O &M; of UPS & Starters like DOL, star delta, forward and reverse type.





Operation and maintenance of centrifugal and screw types chillers.

Operation and maintenance of cooling tower and CT fan

Operation and maintenance of AHU, TFA, & FCU

Operation and maintenance of Exhaust fan and air washer.

Operation & Maintenance of STP Plant.

Operation & Maintenance of WTP

Operation & Maintenance Gas bank

Operation of all electro mechanical pump and HPN pump, checking of all tanks

Operation of all Fire pumps, FHC & FDS

Operation of smoke detector, MCP, hooter from fire panel etc.

Lifts and escalators.

Mechanical stacker for car parking.

Electrical wiring and its connection and how to repair HT< cable.

Operation & maintenance of Plumbing section.

Operation & maintenance of Indoor & outdoor light.

Operation & maintenance of Swimming pool.

Handover takeover, operation of all electromechanical system& its snag.

Managing all work according to standard operating procedure through Work permit with PPE

Checking water level & its water parameters, water pressure etc.

Knowledge of building facility electrical equipment like sona room, Steam room, BMS room & CCTV control room.

Hot water boiler and its controlling system.

Ensure the effective installation, erection & Maintenance of all electromechanical equipments & utilities.

C. Knowledge of MIS reports like

Daily reports like HVAC, DG, HT, LT, UPS, STP, WTP & WATER consumption and performance, DMR & MMR Reports

D. COMPUTER SKILLS

Internet browsing.

Society Management App & MS office.
