Role Description This full time Title Searcher role is an on-site position based in Bengaluru.

The Title

Searcher will be responsible for conducting comprehensive title searches using public records, online databases, and internal systems to identify ownership history, liens, encumbrances, and other factors affecting title. The role includes reviewing deeds and related legal documents, verifying chain of title,



and preparing clear, accurate reports for title examiners, underwriters, and clients.

Searcher will collaborate with internal teams to resolve title issues, support settlement and recording processes, and adhere to company standards, regulatory requirements, and service-level expectations. Day-to-day work requires consistent attention to detail, timely completion of assigned files, and effective communication with supervisors and cross-functional teams.

Qualifications

- Candidates should possess strong skills in Title Searches and Chain of Title analysis.
- Candidates should possess solid knowledge of Deeds and related property ownership documentation.
- Candidates should possess experience identifying and reviewing Liens and other encumbrances on title.
- Candidates should possess familiarity with Escrow processes and coordination with settlement teams.
- Attention to detail, analytical thinking, and accuracy in reviewing legal and property records.
- Ability to work on-site in Bengaluru and manage multiple files within defined timelines.
- Effective written and verbal communication skills for reporting and team collaboration.
- Prior experience in title search, title production, or real estate documentation is preferred.
- Diploma or bachelor’s degree in law, commerce, business, or a related field is beneficial.
