- Job Summary

We are looking for an experienced QS / Billing Engineer to manage quantity surveying, billing, cost control, and commercial documentation for interior fit-out projects. The candidate should have hands-on experience in Civil, Interior, and MEP works, including quantity take-offs, BOQ preparation, subcontractor billing, client billing, rate analysis, and reconciliation of executed quantities.

The candidate will be responsible for ensuring accurate measurements, timely submission of bills, cost monitoring, and effective coordination with project, site, procurement, and commercial teams.

- Key ResponsibilitiesA. Quantity Surveying & BOQ Management

- Prepare detailed quantity take-offs from architectural, structural, interior, and MEP drawings.
- Prepare, review, and update BOQs for Civil, Interior, Electrical, HVAC, Plumbing, Fire Fighting, and other MEP packages.
- Verify quantities against approved drawings, specifications, and site conditions.
- Identify quantity variations, design changes, and additional or omitted items.
- Assist in tender estimation, budgeting, and cost planning.

B. Client Billing

- Prepare and submit monthly running account (RA) bills and final bills as per contractual terms.
- Prepare measurement sheets, abstract sheets, and supporting documents for client billing.
- Coordinate with the project and site teams to verify actual executed quantities.
- Track bill submissions, certifications, deductions, retention, advances, and payments.
- Prepare and submit variation claims and extra-item bills with proper supporting documentation.

C. Subcontractor Billing

- Verify subcontractor RA bills against work orders, BOQs, approved rates, and actual site measurements.
- Check quantities executed for Civil, Interior, and MEP works before bill certification.
- Ensure compliance with contractual terms, measurement procedures, and billing requirements.




- Prepare subcontractor bill certification statements and coordinate for timely processing.
- Maintain records of subcontractor bills, payments, and outstanding balances.

D. Rate Analysis & Cost Control

- Prepare rate analysis for extra items, non-BOQ items, and variations.
- Compare actual project costs against approved budgets and BOQ values.
- Monitor material consumption, wastage, and quantity reconciliation.
- Identify cost-saving opportunities and highlight potential cost overruns.
- Maintain cost reports and assist in forecasting project expenditure.

E. GC Package Q/S & Billing Management: C&I; & MEP Packages.

- Handle quantity surveying and billing for civil and finishing works as per specified scope.
- Measure and verify quantities for gypsum partitions, false ceilings, wall panelling, joinery, modular furniture, doors, glazing, and other interior finishes.
- Verify material quantities and reconcile major materials with site consumption.
- Check drawings, specifications, and BOQ items to ensure accurate billing.
- Handle quantity take-offs and billing for MEP Packages w.r.t GFCs & Shop Drawings.
- Coordinate with MEP engineers to validate measurements, approved drawings, and executed quantities.

F. Documentation & Coordination

- Maintain updated BOQs, measurement books, billing trackers, variation registers, and cost reports.
- Maintain records of approved drawings, work orders, purchase orders, and contractual documents.
- Coordinate with site engineers, project managers, consultants, clients, vendors, and subcontractors.
- Prepare monthly billing status reports and support project commercial reviews.
- Ensure all bills and supporting documents are submitted within project timelines.

3. Required Qualifications & Experience
- Diploma / B.E.



/ B.Tech in Civil Engineering or a relevant engineering discipline.
- 5–6 years of relevant experience in Quantity Surveying / Billing for interior fit-out or commercial interior projects.
- Practical experience in Civil, Interior, and MEP quantity take-offs and billing.
- Strong understanding of BOQs, RA bills, final bills, rate analysis, and subcontractor billing.
- Experience in measurement verification, cost control, variation management, and quantity reconciliation.
- Working knowledge of AutoCAD, MS Excel, and billing / quantity-surveying tools.

4. Required Skills
- Strong numerical, analytical, and commercial skills.
- Good understanding of construction drawings, specifications, and contractual terms.
- Proficiency in MS Excel, including formulas, lookups, and quantity / billing trackers.
- Ability to independently prepare and verify client and subcontractor bills.
- Solid coordination, documentation, and communication skills.
- Ability to manage multiple work packages and meet tight billing deadlines.

5. Preferred Candidate Profile
- Candidates with experience in corporate office fit-outs, retail fit-outs, commercial interiors, or large-scale interior projects will be preferred.
- Experience handling multiple packages, including Civil, Interior, Electrical, HVAC, Plumbing, and Fire Fighting, is desirable.
- Candidates with site measurement experience and end-to-end billing responsibility will be given preference.

- Timely submission and certification of client RA bills.
- Accuracy of quantity take-offs and measurement sheets.
- Timely verification and processing of subcontractor bills.
- Effective tracking and recovery of variations and extra-item claims.
- Accuracy of project cost reports and material reconciliation.
- Minimization of billing discrepancies and commercial losses.

Role Objective: To ensure accurate quantity measurement, timely billing, effective cost control, and commercial closure of all Civil, Interior, and MEP packages for interior fit-out projects.
