1. About the Role

Rukmani Reality is building its project execution team for a recent group housing development comprising approximately 350+ residential apartments in Lucknow. The Project will have 3 Towers of G+23 Floors.

We are looking for a highly capable, result-oriented and hands-on civil engineering professional to lead the project from the ground up. The selected candidate will have end-to-end responsibility for project planning, BOQ preperation, execution, team building, budgeting, contractor management, quality, safety, timelines and overall construction operations.

This is a leadership position reporting directly to the owners. The candidate will be responsible not only for executing the project but also for establishing the systems, processes and professional team required to deliver it successfully.

We are looking for an individual who can take ownership, make sound decisions, anticipate problems and build a disciplined, accountable and performance-driven project organisation from scratch.

2. Key Roles and Responsibilities

A. Overall Project Leadership and Execution

- Take end-to-end responsibility for planning, coordinating and executing the residential group housing project from pre-construction through completion and handover.
- Develop the overall project execution strategy, construction methodology, project schedule, milestones and resource plans.
- Identify potential delays, technical challenges, cost overruns and execution risks in advance and implement corrective measures.

B. Project Planning, Scheduling and Monitoring

- Prepare the master construction schedule, detailed activity schedules, milestone plans and short-term look-ahead programmes.
- Coordinate construction activities across foundations, basements, RCC structure, masonry, waterproofing, finishing, electrical, plumbing, fire-fighting, HVAC, lifts and external development.
- Monitor actual progress against planned progress and report deviations with specific recovery plans.
- Plan manpower, equipment, materials, machinery and contractor mobilisation in advance.

C. Cost Control, Budgeting and Commercial Management

- Prepare and monitor project construction budgets.
- Prepare BOQs, estimates, rate analyses, contractor quotations, work orders, running account bills and final bills.
- Establish systems for measurement verification, quantity reconciliation, material consumption monitoring and cost-to-complete forecasting.
- Negotiate with contractors and vendors within approved commercial limits and recommend cost-effective alternatives without compromising quality or safety.
- Monitor variations, extra items, wastage, rework, claims and potential budget overruns.
- Ensure that contractor payments are supported by verified measurements, contractual terms, quality compliance and appropriate approvals.
- Maintain cost transparency and provide early warnings regarding financial or commercial risks.

D. Contractor, Consultant and Vendor Management

- Identify, evaluate, negotiate with and recommend suitable civil contractors, RCC structure contractors, labour contractors,



MEP contractors, suppliers and specialist agencies.
- Coordinate with architects, structural consultants, MEP consultants, project management consultants and other technical professionals.
- Establish clear scopes of work, deliverables, construction sequences, quality expectations and performance benchmarks for contractors.
- Monitor contractor productivity, workmanship, manpower deployment, adherence to schedules and contractual obligations.
- Resolve site-level coordination issues and escalate significant contractual or commercial disputes to the owners.
- Develop a reliable network of contractors and vendors capable of supporting the current project and future developments.

E. Technical Supervision and Quality Assurance

- Ensure execution in accordance with approved architectural, structural and services drawings and the applicable codes and specifications.
- Review drawings for coordination issues, constructability concerns and discrepancies before execution.
- Ensure proper inspection of reinforcement, shuttering, concrete, masonry, waterproofing, finishing and MEP installations.
- Establish quality control procedures, inspection and test plans, material approval processes and documentation systems.
- Ensure appropriate concrete testing, material testing, inspection records and closure of non-conformities.
- Coordinate resolution of technical issues with the relevant licensed professionals and consultants.
- Minimise rework, defects, material wastage and avoidable construction costs.

4. Candidate Profile and Qualifications

- B.E. / B.Tech in Civil Engineering preferred; candidates with a Diploma in Civil Engineering and exceptional relevant leadership experience may also be considered.
- Approximately 8–15 years of relevant experience in building construction, preferably in residential group housing or multi-storey developments.
- Working knowledge of MS Excel, AutoCAD drawing review and project scheduling tools such as MS Project or Primavera P6.
- Excellent leadership, communication, negotiation, problem-solving and decision-making abilities.
- Willingness to work full-time at the project site in Lucknow.

Purshottam Ram Food Industries Pvt. Ltd.

The company operates two manufacturing facilities: a 100-tonne-per-day glucose plant producing maltodextrin powder, dextrose monohydrate and liquid glucose, and a 300-tonne-per-day corn starch plant. The Group's glucose and starch manufacturing operations represent a significant industrial capability, with only two comparable plants of this kind in Uttar Pradesh, as stated by the Group.
