About the Role

We are looking for a energetic Executive - Land Acquisition & Property Management to handle land purchase processes, legal documentation, government liaison, and land record management for our institution.

Job Summary: The Land Management Officer specializing in Property and Legal Affairs is responsible for overseeing the administration, maintenance, and legal aspects of land and property owned or leased by the academic institution. This role involves managing physical possession of land, handling legal matters related to encroachments, lease deeds, property tax, mutation, and other related responsibilities. The officer ensures compliance with land laws and institutional policies while working closely with legal teams, local authorities, and other stakeholders to ensure smooth operations.

The officer will also manage aspects of land use, including mixed land use and conditions of lease, ensuring that the land is utilized in accordance with legal and institutional requirements.

Responsibilities

- Oversee and ensure the academic institution's physical possession of land and properties, ensuring they are utilized as per institutional policies.
- Handle processes related to the verification and documentation of land possession, addressing any discrepancies.
- Manage and facilitate the process for obtaining approvals for changes in land use, ensuring compliance with zoning regulations and institutional goals.
- Collaborate with local authorities to secure necessary permissions and approvals for land use changes.
- Monitor and address encroachments on the institution's land, taking necessary actions to resolve disputes and remove unauthorized encroachments.
- Work with legal teams to initiate actions if required and maintain proper documentation of encroachment issues.
- Ensure compliance with the conditions outlined in property registries, lease deeds, and agreements,



overseeing the institution's rights and obligations.
- Monitor and enforce compliance with lease terms, including renewal, payment schedules, and adherence to any special conditions.
- Oversee the mutation process for property, ensuring that changes in ownership or legal status are correctly documented and registered.
- Work closely with legal authorities to ensure proper transfer of titles or other property related rights as per institutional requirements.
- Ensure accurate recording of land status in the Girdawari (land record) system, reflecting any changes in land use, ownership, or boundaries.
- Liaise with local land record authorities to ensure timely updates and maintenance of accurate records.
- Oversee the timely payment of property taxes for institutional properties, ensuring compliance with local tax regulations.
- Monitor any changes in tax rates or legal obligations related to property tax and advise senior management accordingly.
- Manage and track the payment of lease rents and land taxes for properties owned or leased by the institution. Ensure that all payments are made on time.
- Oversee and manage mixed land-use developments on institutional properties, ensuring that these developments align with local regulations and institutional needs.
- Monitor the compatibility of different land uses within the institution's properties, ensuring no conflict between academic, residential, and commercial uses.
- Support in resolving legal issues relating to land, including disputes, encroachments, and compliance with government regulations.
- Collaborate with legal counsel to ensure that the institution's land-related matters are handled in accordance with the law, and represent the institution in legal hearings, if necessary.
