We are seeking a dynamic and result-oriented Business Development professional for our Real Estate business, responsible for identifying, evaluating, structuring, and closing land acquisition and real estate investment opportunities across Haryana.
The candidate will focus on sourcing dead and distressed land assets, stressed real estate projects, stalled or stuck residential and commercial projects, and opportunities arising through banks, financial institutions, insolvency proceedings, and MCLT/NCLT-related matters, wherever applicable.
The role involves developing strategic relationships with banks, financial institutions, insolvency professionals, landowners, developers, investors, and other stakeholders to identify commercially viable opportunities. The candidate will drive transactions through land aggregation, outright acquisition, joint ventures, joint development agreements, strategic tie-ups, and other suitable transaction structures.
The ideal candidate should have a strong network in the Haryana real estate market, an understanding of distressed asset transactions, and a proven ability to convert complex opportunities into successfully executed deals.
Key Responsibilities
1. Land Acquisition & Identification of Dead Assets
Identify dead, distressed, underutilised, and non-performing land assets across Haryana that offer potential for residential and commercial development.
Source land parcels with clear development or monetisation potential through landowners, property consultants, aggregators, developers, investors, and institutional channels.
Identify land parcels facing financial stress, delayed development, ownership-related challenges, or underutilisation, subject to legal and commercial feasibility.
Evaluate opportunities for land aggregation, outright purchase, redevelopment, joint development, and strategic partnerships.
Build and maintain a comprehensive database of available land parcels, including ownership, location, size, indicative valuation, land use, development potential, and transaction status.
2. MCLT/NCLT & Insolvency-Linked Opportunities
Identify land and real estate assets available through insolvency proceedings, corporate distress situations, and tribunal-linked processes.
Explore opportunities involving assets of stressed companies, corporate debtors, and real estate entities undergoing insolvency or restructuring.
Develop relationships with insolvency professionals, resolution professionals, liquidators, legal advisors, asset reconstruction companies (ARCs), and other relevant stakeholders.
Track relevant proceedings, public announcements, expressions of interest, resolution plans, asset sale opportunities, and applicable bidding processes.
Evaluate potential acquisitions, project takeovers, and strategic investments, coordinating legal, financial, and technical due diligence before recommending a transaction.
Ensure all opportunities are pursued through the applicable legal,
regulatory, and tribunal-approved processes.
3. Banking & Financial Institution Tie-Ups
Establish and strengthen relationships with banks, NBFCs, financial institutions, ARCs, and other lenders to source distressed land and real estate assets.
Identify assets under stress, non-performing exposures, secured properties, and real estate collateral that may present acquisition, redevelopment, or resolution opportunities.
Explore opportunities arising from loan defaults, enforcement proceedings, settlements, restructuring, and asset monetisation.
Coordinate with bank officials, recovery teams, stressed asset divisions, and institutional asset management teams to understand available opportunities.
Facilitate discussions on asset acquisition, settlement-led transactions, project resolution, and other commercially viable arrangements.
Develop a structured pipeline of bank- and institution-sourced opportunities and drive them towards closure.
4. Identification & Revival of Stuck Real Estate Projects
Identify stalled, delayed, abandoned, or financially stressed residential and commercial projects across Haryana.
Evaluate projects facing funding constraints, incomplete construction, developer distress, land disputes, approval issues, or other execution challenges.
Explore project revival opportunities through developer tie-ups, investor partnerships, joint ventures, joint development agreements, project acquisitions, and structured investment arrangements.
Assess the commercial feasibility of taking over, completing, redeveloping, or monetising stalled projects.
Coordinate with existing developers, lenders, landowners, investors, and other stakeholders to develop viable transaction structures.
Work with internal legal, finance, technical, and project execution teams to assess liabilities, pending approvals, completion costs, and potential returns.
Drive negotiations and stakeholder alignment to facilitate the revival or successful acquisition of viable projects.
5. Strategic Tie-Ups & Deal Structuring
Identify and negotiate strategic tie-ups with landowners, developers, distressed asset holders, investors, lenders, and institutional partners.
Structure transactions through outright land purchases, joint ventures, JDAs, development management arrangements, project acquisitions, or other suitable commercial models.
Evaluate partnership proposals based on project viability, land valuation, investment requirements, risk exposure, and expected returns.
Negotiate commercial terms, revenue-sharing arrangements, payment milestones, consideration structures, and other transaction conditions.
Drive opportunities from initial sourcing and discussions through internal approvals, documentation, agreement execution, and final closure.
6. Commercial Evaluation & Due Diligence
Conduct preliminary assessments of land parcels and distressed projects based on location, market demand, pricing, development potential,
and commercial feasibility.
Coordinate with internal teams and external consultants for title verification, ownership checks, encumbrances, litigation, land-use permissions, regulatory approvals, and other due diligence requirements.
Evaluate project liabilities, outstanding lender dues, pending statutory obligations, construction costs, and other financial exposures, as applicable.
Coordinate the review and vetting of documents received from land acquisition teams, landowners, developers, banks, and other stakeholders.
Prepare investment proposals, deal comparison statements, preliminary feasibility reports, and business cases for management approval.
Identify transaction risks and ensure appropriate legal, financial, and technical assessment before commitments are made.
7. Liaisoning & Stakeholder Management
Maintain effective relationships with local authorities, revenue departments, planning authorities, government bodies, and other relevant stakeholders.
Coordinate the collection and verification of land records, approvals, permissions, and supporting documents.
Facilitate coordination between landowners, developers, banks, legal advisors, investors, and internal teams.
Ensure that all acquisition, liaisoning, and transaction activities are conducted in accordance with applicable laws and company policies.
8. Pipeline Management & Reporting
Maintain a structured pipeline of land acquisition opportunities, distressed assets, bank-sourced properties, insolvency-linked assets, and stalled projects.
Track each opportunity from identification and preliminary assessment through negotiation, due diligence, approval, and closure.
Submit periodic reports covering land inventory, project status, deal pipeline, expected investment, transaction risks, and closure timelines.
Provide management with market intelligence on land prices, distressed asset opportunities, stalled projects, and emerging investment prospects.
Achieve agreed business development, acquisition, tie-up, and transaction closure targets.

Approximately 5–12 years of relevant experience in real estate business development, land acquisition, distressed assets, project acquisition, or real estate investments.
Robust understanding of the Haryana real estate market, particularly Gurugram and adjoining locations.
Proven experience in land sourcing, landowner negotiations, project tie-ups, or closure of real estate transactions.
Experience dealing with banks, NBFCs, ARCs, insolvency professionals, lenders, or distressed asset teams will be highly preferred.
Exposure to stalled real estate projects, insolvency proceedings, NCLT-related transactions, or stressed asset resolution will be an added advantage.
Understanding of land title documentation, due diligence, zoning, land-use regulations, project feasibility, and transaction structuring.
Strong networking, negotiation, commercial evaluation, and deal-closing capabilities.
Ability to independently source opportunities, build institutional relationships, and convert leads into executable transactions.
