- Land Sourcing & Identification: Locate potential land opportunities (residential, commercial, mixed-use, or corporate) through market research, broker networks, and direct outreach.
- Feasibility & Financial Analysis: Build financial models, discounted cash flow (DCF) analyses, IRR projections, and cost-benefit estimates to test project viability.
- Due Diligence Coordination: Oversee legal title searches, encumbrance checks, survey records, and technical feasibility reviews with internal and external legal/engineering teams.
- Negotiations: Lead discussions with landowners, brokers, and stakeholders regarding pricing, payment terms, Joint Ventures (JV), or Joint Development (JD) agreements.
- Regulatory & Zoning Compliance: Ensure proposed plots comply with local master plans, municipal zoning laws, environmental clearances, and government approvals.
- Reporting & Documentation: Prepare investment memos, board presentations, term sheets,



and coordinate final registration and statutory formalities.
- Education: Degree in Real Estate, Urban Planning, Business Administration, Law, Civil Engineering, or a related field.
- Experience: Varies by level (e.g., 3 to 6+ years in real estate private equity, capital markets, land procurement, or corporate development).
- Technical Skills:
- Proficiency in financial modeling (Excel) and valuation frameworks
- Understanding of local land laws, title verification, and zoning regulations
- Familiarity with mapping or GIS tools
- Soft Skills: Strong negotiation, networking, communication, and cross-functional coordination abilities.
