Job Summary

We are looking for an experienced and result-oriented Purchase Manager to manage procurement activities for real estate and construction projects. The candidate will be responsible for sourcing construction materials, negotiating with vendors, managing purchase orders, ensuring timely delivery of materials, and maintaining cost efficiency while adhering to quality standards and project timelines.

Key Responsibilities

- Manage end-to-end procurement activities for construction and real estate projects.

- Source and identify reliable vendors, suppliers, and contractors for construction materials and services.

- Negotiate prices, payment terms, delivery schedules, and contractual terms with vendors.

- Obtain and evaluate quotations from multiple vendors to ensure competitive pricing.

- Procure construction materials such as cement, steel, sand, aggregates, electrical materials, plumbing materials, tiles, paints, hardware, and finishing materials.

- Coordinate with project managers, site engineers, and other departments to understand material requirements.

- Ensure timely procurement and delivery of materials as per project schedules.

- Prepare and manage purchase orders, work orders, and procurement documentation.

- Monitor market prices and maintain updated vendor and material rate lists.

- Develop and maintain strong relationships with vendors and suppliers.

- Track purchase orders, material deliveries, pending supplies,



and payment schedules.

- Ensure materials meet the required quality standards and approved specifications.

- Maintain proper records of purchases, invoices, quotations, and vendor agreements.

- Identify opportunities for cost savings without compromising quality.

- Coordinate with the accounts department for vendor payments, invoice verification, and reconciliation.

- Ensure compliance with company procurement policies and approval procedures.

- Handle vendor disputes, material shortages, and delivery-related issues efficiently.

Required Skills

- Strong negotiation and vendor management skills.

- Good knowledge of construction materials and their market rates.

- Understanding of real estate and construction procurement processes.

- Excellent communication and coordination skills.

- Ability to manage multiple projects and meet deadlines.

- Robust analytical, planning, and problem-solving abilities.

- Proficiency in MS Excel and purchase management software/ERP systems.

- Knowledge of purchase orders, work orders, and procurement documentation.

Preferred Candidate Profile

- Candidates with experience in real estate developers, construction companies, or infrastructure projects will be preferred.

- Experience in handling procurement for residential and commercial construction projects.

- Strong network of construction material suppliers and vendors.

- Proven experience in cost negotiation, procurement planning, and timely material delivery.
