Vice President Land Acquisition & Investments A leading real-estate platform is seeking an experienced Vice President Land Acquisition & Investments to lead the identification, evaluation, structuring and acquisition of high-potential land and development opportunities.

The role will focus on securing prime assets for commercial offices, hospitality, retail and residential developments. The successful candidate will combine strong land-sourcing capabilities, financial underwriting expertise, transaction-structuring experience and an established network across government bodies, development authorities, landowners, institutional brokers and land aggregators.

Key responsibilities:

- Lead strategic land sourcing and build a strong pipeline of on-market and off-market acquisition opportunities.

- Identify and evaluate development opportunities across commercial, hospitality, retail and residential asset classes.

- Build and maintain senior relationships with government departments, state nodal agencies, development authorities, municipalities, landowners, brokers and aggregators.

- Lead site visits, preliminary feasibility reviews and coordination with legal, engineering, environmental and infrastructure teams.

- Oversee land-title diligence, land-use and zoning assessments, conversion requirements, statutory approvals and development-risk evaluation.

- Structure,



negotiate and execute high-value transactions, including outright acquisitions, Joint Ventures, Joint Developments and Development Management Agreements.

- Build and review detailed financial models, project cash flows, return analysis, valuations, ROI/IRR assessments and sensitivity scenarios.

- Prepare investment proposals, acquisition recommendations and risk-mitigation plans for senior leadership, investment committees and the board.

- Lead negotiations with landowners, partners and other transaction stakeholders through signing and closure.

Candidate profile:

- Experience: 8–12+ years of relevant experience in land acquisition, real-estate business development, capital markets, investments, transaction advisory or infrastructure investments.

- Sector exposure: Robust experience across commercial offices, hospitality, retail, residential, mixed-use or large-scale development projects.

- Technical expertise: Advanced financial modelling, project underwriting, valuation, cash-flow analysis, transaction structuring and investment-memo preparation.

- Transaction capability: Proven experience with land acquisitions, JV/JD structures, development agreements, term sheets and complex commercial negotiations.

- Regulatory understanding: Sound knowledge of land titles, land-revenue processes, zoning, land-use conversion and local development regulations.

- Network: Established relationships with government and quasi-government authorities, development bodies, landowners, brokers and land aggregators.

- Leadership: Strong stakeholder-management, negotiation, decision-making and high-value deal-execution capabilities.
