Job Overview

We are seeking a highly organized, numbers-driven Real Estate Investment & Asset Operations Manager to take full ownership of the financing and operational execution of our investment properties.

This hands-on role manages financing, renovation bidding, budget tracking, lender coordination, construction draws, refinance preparation, and property-level financial reporting. You will keep projects moving efficiently and costs controlled so ownership is involved primarily in final approvals and major strategic decisions.

Schedule: Remote, Full Time | 9:00 AM – 6:00 PM EST with 60 minutes unpaid break, 40 hours per week

Responsibilities:

- Financing & Lending Management: Source, compare, and negotiate financing options (hard money, DSCR, private lenders, refinances) including rates, points, LTV/LTC, liquidity, and terms; submit loan packages, track underwriting, maintain a lender database, and manage equity extraction/refinance strategies.
- Renovation & Vendor Cost Management: Obtain and compare line-by-line contractor/vendor bids to eliminate scope gaps; negotiate labor and material pricing; help define scopes of work to prevent change orders; review invoices against budgets; coordinate lender construction draws and documentation.
- Financial Tracking & Project Oversight: Track renovation budgets, committed costs, payments, and draws; monitor property-level debt, carrying costs, taxes, insurance, utilities, and rental cash flow; maintain portfolio debt schedules; support underwriting (BRRRR analysis, cash-to-close, ARV, ROI); flag budget/financing risks early.
- Reporting & Process Ownership: Provide concise weekly reporting on financing status, project budgets, cash needs,



and approval items; establish organized tracking systems to manage portfolio workflows independently.

Requirements:

- Experience: Proven track record in real estate lending/mortgage processing, loan underwriting, real estate investment operations, construction estimating, property management, accounting, or BRRRR/rental investing.
- Financial & Analytical Mastery: Advanced spreadsheet skills (building/maintaining financial trackers and dashboards); deep understanding of loan structures, project budgets, and property-level financial analysis.
- Execution & Communication: Robust negotiation skills with lenders and contractors; excellent written/verbal communication; exceptional follow-up ability to move multiple complex projects forward independently with high attention to detail.

Preferred Qualifications:

- Experience supporting a real estate investor, developer, or operator.
- Hands-on experience coordinating construction draws, lender inspections, and change-order controls.
- Familiarity with project management tools, real estate accounting platforms, and underwriting workflows.
