Role & responsibilities

1. Job Purpose

To establish, implement and lead the Quality Assurance and Quality Control function across real estate construction projects, ensuring that all construction activities, materials, workmanship and deliverables comply with approved drawings, technical specifications, applicable codes, quality standards and project requirements. The role is responsible for strengthening quality systems, preventing construction defects, driving continuous improvement and ensuring timely resolution of quality-related issues across project sites.

1. Key Roles & Responsibilities

A.

Quality

Planning & Management Systems

- Develop and implement the overall QA/QC strategy, quality policies, procedures, inspection plans and quality management systems across projects.

- Establish project-specific Quality Assurance Plans (QAPs), Inspection and Test Plans (ITPs), method statements and quality checklists.

- Standardise quality processes and procedures across civil, structural, finishing and allied construction activities.

- Ensure implementation of applicable ISO quality management requirements and relevant national and industry standards.

B.

Construction Quality

Control

- Monitor construction activities to ensure compliance with approved drawings, specifications, design requirements and project quality standards.

- Oversee quality inspections for structural works, reinforcement, formwork, concrete casting, masonry, waterproofing, plastering, flooring, faade and finishing works.

- Review material approvals, test reports, sampling procedures and laboratory testing to verify compliance with specified quality parameters.

- Ensure timely inspection and approval at critical construction stages, including pre-pour inspections and concealed works.

- Identify construction defects, deviations and workmanship issues and ensure appropriate corrective measures are implemented.

C.

Quality

Audits & Non-Conformance Management

- Plan and conduct internal quality audits,



site inspections and process compliance reviews across project locations.

- Identify, document and monitor Non-Conformance Reports (NCRs), quality observations and deviations from approved requirements.

- Ensure root cause analysis and implementation of corrective and preventive actions (CAPA).

- Track closure of quality issues and verify the effectiveness of corrective actions to prevent recurrence.

- Coordinate with project teams, contractors and consultants to resolve quality-related concerns within agreed timelines.

D.

Quality

Documentation & Compliance

- Ensure preparation, review and maintenance of quality manuals, inspection records, test certificates, checklists, audit reports and quality registers.

- Verify compliance with approved drawings, technical specifications, relevant IS codes, contractual requirements and applicable statutory provisions.

- Maintain traceability of construction materials, inspection approvals and test results.

- Ensure proper documentation of deviations, approvals, corrective actions and quality-related project records.

- Support project reviews, client inspections and external quality audits.

E.

Performance

Monitoring & Continuous Improvement

- Define and monitor quality Key Performance Indicators (KPIs), including defect rates, NCR closure, inspection compliance and rework levels.

- Analyse recurring defects, quality trends and root causes to identify opportunities for process improvement.

- Develop initiatives to reduce rework, material wastage, construction defects and associated project costs.





- Implement preventive quality controls and best practices to improve construction quality and operational efficiency.

- Prepare periodic quality performance reports and present key issues, risks and improvement plans to senior management.

F. Team Leadership & Coordination

- Lead and guide QA/QC engineers, managers and site quality teams across assigned projects.

- Define team responsibilities, inspection protocols, reporting mechanisms and performance expectations.

- Conduct technical training and awareness sessions for project teams, contractors and site personnel on quality standards and construction practices.

- Coordinate with project execution, design, planning, procurement, consultants, contractors and vendors to resolve quality issues.

- Review team performance and ensure timely completion of inspections, documentation and corrective actions.

G. Material & Vendor Quality Management

- Review technical submittals, material approvals, supplier documentation and test certificates before material acceptance.

- Ensure inspection and testing of incoming construction materials in accordance with project specifications and approved quality plans.

- Coordinate with procurement and project teams for vendor quality assessments and resolution of material-related issues.

- Ensure non-conforming materials are identified, segregated and managed in accordance with approved procedures.

Preferred candidate profile

Experience

- Typically 15-18 years of relevant experience in QA/QC within real estate, high-rise buildings, residential or commercial construction projects.

- Demonstrated experience in managing quality functions across multiple construction activities or project sites.

- Solid experience in structural works, finishing, material testing, quality audits, NCR management and construction documentation.

- Prior experience leading a QA/QC team at a senior managerial level is essential.
