Role Objective

To lead acquisition of new projects for the company including Society Redevelopment, SRA, 33(7), Cessed Buildings & MHADA.

1. Society Redevelopment & Project Acquisition:

- Identify, source and acquire new redevelopment projects in Mumbai - Societies, MHADA Colonies, Cessed / 33(7) / 33(9) projects.
- Complete cycle from lead generation, meeting Society MC, conducting feasibility, proposal, negotiation, LOI to final Development Agreement.
- Strong network with PMCs, CPs and society consultants.

2. SRA & Special Schemes:

- Must have hands-on experience in SRA projects, 33(7), Cluster, Cessed redevelopment.
- Knowledge of SRA process, LOI, IOA, CC, Annexure-II etc.

3. Technical & Liaison Knowledge:

- Must have strong knowledge of DCR of Mumbai - DCR 2034, UDCPR, FSI, TDR, Fungible FSI, Premium, Road setback, Open space,



Fire norms.
- Ability to do primary feasibility / FSI working on site potential.
- Liaison with Architects, Legal, PMCs, Consultants.

4. Negotiation & Closing:

- Commercial negotiation with land owners / societies.
- Preparation of Term Sheet, MOU, Development Agreement in co-ordination with legal team.

Desired Candidate Profile:

- 8-10 years of core Business Development experience ONLY in Mumbai Real Estate.
- Proven track record of closing minimum 2-3 Redevelopment / SRA deals in Mumbai.
- Well-versed with Mumbai micro-markets.
- Excellent communication, presentation and negotiation skills.
- Ready to travel extensively.

Pay: ₹35,000.00 - ₹60,000.00 per month
