: Building Maintenance Manager

Department: Facilities & Engineering / Infrastructure Operations Location: Head Office / Manufacturing Plant

Employment Type: Full-time

Job Purpose

The Building Maintenance Manager will be responsible for the end-to-end upkeep, structural integrity, civil works, energy infrastructure (including solar power systems), and operational efficiency of all company buildings, factory premises, and administrative facilities. This role oversees ongoing building maintenance, civil and electrical repair projects, solar panel maintenance and cleanliness, plant shop floor civil upkeep, construction activities, vendor management, budget controls, and overall facility structural compliance. (Note: This role focuses specifically on civil engineering, structural maintenance, solar infrastructure, HVAC/electrical support, vendor contracts, and physical plant upkeep, separate from corporate hospitality and guest services.)

Roles & Responsibilities

- Solar Panel System Upkeep, Cleaning & Maintenance

- Oversee routine cleaning and surface washing of rooftop solar panels to remove dust, industrial particulates, bird droppings, and debris to maximize photovoltaic performance and energy generation efficiency.
- Implement preventative and corrective maintenance schedules for solar arrays, mounting structures, inverters, cabling, junction boxes, and net-metering systems.
- Monitor solar power output and performance metrics regularly, identifying efficiency drops or hardware failures and coordinating swift technical repairs with solar vendors/OEMs.
- Ensure structural safety, load-bearing integrity, wind anchorage, and waterproof sealing of roof penetrations where solar panel mounting structures are installed.

- Civil Construction & Structural Maintenance Supervision

- Supervise all building maintenance, renovation, expansion, and civil construction activities across administrative buildings, factory sheds, and auxiliary structures.
- Inspect building structures, roofs, flooring, waterproofing, drainage systems, civil fixtures, and perimeter walls regularly to identify and address structural repair needs proactively.
- Oversee site preparation, contractor work quality, material standards, structural repairs, and adherence to engineering drawings during construction or modification projects.

- Plant & Facility Infrastructure Upkeep

- Ensure continuous maintenance and operational readiness of core building utility systems, including plumbing,

electrical distribution infrastructure, lighting, HVAC/cooling systems, fire suppression systems, and backup generators.
- Oversee routine civil maintenance and repairs on the manufacturing plant shop floor (e.g., floor epoxy coatings, structural steel touch-ups, drainage channels, load-bearing platforms) to minimize downtime and prevent safety hazards.
- Implement preventative maintenance schedules for all building systems and civil assets to prolong asset lifespans and reduce emergency repair costs.

- Budgeting, Financial Oversight & Cost Control

- Prepare annual and project-based building maintenance, solar maintenance, and construction budgets.
- Conduct thorough financial checks on repair estimates, civil contractor bids, solar vendor contracts, material bills, and ongoing maintenance expenditures.
- Perform multi-year expenditure comparisons and variance reporting for senior management to track maintenance overheads, energy cost savings from solar generation, and capital expenditure (CAPEX) vs. operational expenditure (OPEX).

- Vendor Management & Contract Negotiations

- Source, evaluate, and negotiate contracts with civil contractors, solar AMC (Annual Maintenance Contract) providers, MEP (Mechanical, Electrical, Plumbing) service providers, painters, plumbers, and equipment suppliers.
- Manage vendor performance, review SLAs, inspect work completion before approving invoice payouts, and ensure contractors comply with company site regulations.
- Maintain inventory levels for maintenance supplies, spare solar fuses/connectors, building hardware, and repair materials.

- Building Cleanliness, Sanitation & Waste Management

- Oversee deep cleaning, facade washing, roof clearing, gutter maintenance, and external groundskeeping for all company facilities.
- Manage industrial waste disposal systems, drainage clearing, sewage management, and scrap handling in coordination with plant safety teams.
- Supervise technical cleaning crews and maintenance technicians responsible for heavy-duty building and rooftop upkeep.

- Statutory Compliance & Safety Regulations

- Ensure all company facilities, rooftop solar installations, and construction activities comply with local municipal building bylaws, National Building Code (NBC) guidelines, factory act norms, electrical safety codes, and structural fire safety standards.
- Coordinate with legal, local electrical inspectors/DISCOMs, municipal authorities, and safety officers to secure necessary permits, solar grid-interconnection approvals, fire NOC renewals, and structural stability certificates.
- Enforce strict Personal Protective Equipment (PPE) guidelines, rooftop fall-protection safety, and electrical hazard safety protocols for all internal technicians and external contractors working on-site.

Key Performance Indicators (KPIs)

- Solar Efficiency & System Uptime: Optimal solar generation output, minimal panel downtime, and adherence to rooftop cleaning schedules.
- Structural & Facility Uptime: Minimal downtime or operational disruption caused by building, plumbing, power distribution, or HVAC infrastructure breakdowns.
- Budget & Cost Adherence: Successful execution of building and solar maintenance projects within approved budgetary allocations.
- Safety & Regulatory Compliance: Zero safety incidents during elevated/rooftop work, construction, or electrical maintenance, and 100% compliance with factory and building safety audits.

Required Qualifications & Skills

- Education: Bachelor’s Degree or Diploma in Electrical Engineering, Civil Engineering, Mechanical Engineering, or Renewable Energy / Facilities Management.
- Experience: 3-5 years of experience in building maintenance, civil/electrical project execution, or industrial facility management, preferably within a manufacturing setting.
- Technical Expertise: Working knowledge of rooftop solar PV systems (inverters, solar cleaning protocols, electrical distribution), civil construction techniques, and MEP infrastructure.
- Financial & Negotiation Skills: Proven track record in vendor negotiation, contract drafting, contractor bill verification, and maintenance budget management.
- Regulatory Knowledge: In-depth understanding of local building codes, factory safety standards, electrical safety rules, and solar grid compliance.
- Leadership & Safety Focus: Strong project management and team leadership skills to manage contractors and technicians, with strict adherence to industrial safety standards (especially rooftop work safety).
